About the Role:
 
In this role, you will work on-site from a TurboTax location, serving customers both in-person and virtually using Intuit TurboTax products. You will leverage your tax expertise to provide full service tax return preparation, tax advice, calculations, and software/product support. Your ability to demonstrate understanding of each customer’s unique situation, and connect with them on a personal level is critical to alleviating the stress some may feel when tackling their taxes. Whether assisting with simple W2 filings, navigating life events (marriage, children, elder care), or handling more complex tax scenarios like business income, amendments, or investments, you will serve as the go-to expert for your clients.
 
Additionally, you will play a key role in growing TurboTax’s client base within the local community, establishing long-term relationships, and driving customer loyalty. TurboTax will provide a straightforward playbook, essential tools, and dedicated support to facilitate your success.

What You’ll Do:

<li>Provide Tax Expertise - Give hands-on tax advice and complete preparation services for TurboTax clients, handling simple to complex tax situations (e.g., personal and business income, deductions optimization, amendments). Facilitate discovery sessions and tax reviews to uncover deductions, minimize tax liabilities, maximize refunds, and provide future tax planning advice. Utilize resources such as government websites, professional tools, and team expertise to deliver accurate tax solutions in personalized everyday language. </li>
<li>Be a Proactive Community Ambassador - Embody a "community ambassador" and "business owner" mindset to cultivate a robust customer base for TurboTax. Serve as the local face of TurboTax, actively engaging with new prospects, nurturing leads, and converting them into long-term clients through proactive outreach. Organize local events, with the support of TurboTax, to create opportunities for customer engagement. </li>
<li>Educate and Communicate Confidently - Enthusiastically represent TurboTax in your local community. TurboTax Live - Seasonal Local Service Experts will confidently take on the role of its public face with the support, guidance, and resources provided by Intuit. Who You Are: 
<ul>
<li>Possess active, unrestricted credentials: EA (Enrolled Agent), CPA (Certified Public Accountant), or Practicing Attorney with strong tax preparation experience and extensive knowledge of tax laws. </li>
<li>Have an active Preparer Tax Identification Number (PTIN) as required by law to file taxes. </li>
<li>Minimum of 2 years of paid experience filing 30 or more federal and state individual 1040 tax returns per tax season using professional tax preparation software. </li>
<li>Familiarity with Circular 230 </li>
<li>Willing and available to work a static weekly schedule with a minimum of 24 hours per week at a TurboTax location </li>
<li>Interest in building a local and online social presence as a TurboTax Expert, creating accessible tax-related content and resources for your community in accordance with Intuit’s policies </li>
<li>Bilingual (English/Spanish) communication skills are a plus </li>
<li>Experience in holistic tax advisory services beyond tax filing</li>

I. RENT COLLECTION
A. Collect and deposit on the day of collection all space rents and additional fees and charges. 
B. Follow-up on late/delinquent rents.
C. Issue late rent notices and initiate and attends any eviction proceedings as necessary.
II. RENTAL AGREEMENT AND RULES &amp; REGULATIONS ENFORCEMENT
A. Enforce terms of Rental Agreements and all Facility rules and regulations in accordance with company/Facility policy to ensure tenant compliance.
B. Supervise placement of RV's and manufactured homes into the Facility.
C. Ensure compliance with home standards, Facility rules and regulations, governmental codes and requirements, applicable setbacks, and manufactured home and RV set-up specifications including the installation and construction skirting, awnings, steps, gutters and downspouts with rain-drains to street, porches, and decks, and completion of landscaping.
D. Issue non-compliance notices and initiate and attend any eviction proceedings as necessary. Promptly notify Area Manager of all outstanding non-compliance notices.
III. ADMINISTRATIVE DUTIES
A. Prepare monthly manager's report and maintain petty cash fund and tenant histories.
B. Maintain individual tenant files and archive records for three (3) or six (6) years as required by law and current tenant telephone list.
C. Review tenant applications, screen potential tenants, execute rental agreements and all other required documents after approval.
D. Promote and rent vacant home and RV spaces. The same applies where there are Facility-owned homes for sale or rent and/or apartments.
E. Contact and follow-up with local area manufactured home dealers and Facility managers to ensure that they are aware of vacancies and any promotional program being offered to attract new tenants.
F. Maintain and update Facility inventory list with model and serial numbers of equipment. All tools and Facility property must be listed.
G. Maintain and update Facility vendor/supplier lists with phone numbers and contact person(s).
H. Post and/or distribute notices to tenants as required by Employer and keep copy in applicable tenant file.
I. Purchase of goods and services for amounts of $50.00 or more require Area Manager approval.
 
IV. TIME COMMITMENT
A. Community manager(s) on-site full-time (or part-time if applicable to Facility) during established office hours. If part-time, a second person can hold an outside job, but must complete management duties without delay.
 B. Community manager(s) will be responsible for designating an emergency contact person, who has a list of emergency contact phone numbers, and will be available to the tenants when the Community manager(s) are not on-site. It will be the Community manager(s) responsibility to notify the tenants as to who the emergency contact person is, as well as his/her telephone number.
V. Property MAINTENANCE
 A. Maintain all common areas, grounds, vacant and abandoned yards/spaces, landscaping, trees, shrubs, hedges, bushes, etc. including, but not limited to mowing, fertilizing, weeding, trimming, pruning, edging and keeping clean and free of debris. 
 B. Maintain and clean street surfaces, paint speed bumps, and re-stripe common parking areas as needed.
 C. Maintain and test all equipment including vehicles, lawn mowing equipment, miscellaneous tools, etc.
 D. Paint and/or repair Facility structures as necessary.
 E. Maintain playground area grounds and periodically checks playground equipment for safety hazards.
 F. Maintain, clean, and keep free of debris all drains, ditches, streets, parking areas, and sidewalks and road frontage
 G. Perform any other specific tasks as may be directed by management. 
 H. Set appointments for the clubhouse, coordinate with residents to ensure the availability of the Clubhouse.
 I. Open and close the clubhouse daily from 8 a.m. to 8 p.m.
 J. Maintain the irrigation system.
 K. Walk the property daily, look for any potential hazards.

What You’ll Do
As Director of Preconstruction, you’ll own the full lifecycle between the sales handoff and construction kickoff. You’ll lead internal coordination, client communication, and external collaboration to ensure every project is fully scoped, permitted, and ready to build, on time and within budget.
Key Responsibilities

<li>Oversee the entire preconstruction lifecycle—from sales handoff to construction start.</li>
<li>Serve as the primary point of contact for clients during the preconstruction phase, clearly communicating scope, timelines, and expectations.</li>
<li>Direct all aspects of preconstruction including:
<ul>
<li>Estimating and preliminary budgeting</li>
<li>Scope development and bid package creation</li>
<li>Solicitation and evaluation of subcontractor/vendor bids</li>
<li>Design coordination and constructability review</li>
<li>Value engineering and design-to-budget solutions</li>
<li>Permitting process management and jurisdictional communication</li>
</ul>
</li>
<li>Collaborate closely with in-house design teams, as well as external consultants, to ensure project feasibility, code compliance, and alignment with budget and schedule.</li>
<li>Maintain up-to-date permit tracking, submission timelines, and jurisdictional correspondence.</li>
<li>Lead internal project review meetings and ensure timely, transparent progress updates to internal and external stakeholders.</li>
<li>Deliver comprehensive buyout packages and ensure a seamless handoff to construction management and field operations.</li>
<li>Continuously evaluate and improve preconstruction processes, digital tools, and workflows to support company growth and efficiency.</li>
