Duties and Responsibilities: 
<ul>
<li>Supervise and train the maintenance team</li>
<li>Oversee apartment make-ready procedures</li>
<li>Make regular inspections of the grounds, buildings, and major equipment</li>
<li>Make repairs or replacements as necessary and with approval of the Community Manager</li>
<li>May assist in tracking maintenance budget</li>
<li>Maintain inventory of tools, equipment, and supplies</li>
<li>Available or on-call for emergencies when assigned</li>
<li>Ensure employee compliance with the Washington State Residential Landlord &amp; Tenant Act</li>

Qualifications -
<ul>
<li>This position carries supervisory responsibilities.</li>
<li>High School education or equivalent</li>
<li>Able to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form</li>
<li>Previous experience leading maintenance teams</li>
<li>Familiar with electricity, plumbing, carpentry, and painting</li>
<li>Familiar with power, water, and gas turnoffs, clean-out traps, fire extinguishers, and fire hydrants</li>
<li>Working knowledge of HVAC systems and various appliances</li>
<li>General knowledge about building equipment</li>
<li>Able to evaluate deficiencies such as excessive wear or troubleshoot faulty parts</li>
<li>Own and maintain your own tools</li>
<li>Must have a valid driver’s license and be able to drive</li>
<li>Must have reliable transportation</li>
<li>Able to speak to residents and maintain good working relations with other team members and any contract laborers working on the property</li>

Optomi, in partnership with a large organization, is seeking an experienced Release Manager for a long-term contract opportunity. This role requires a confident, highly organized individual who can own and coordinate production releases across multiple platforms while serving as the central source of truth for stakeholders. As part of a centralized Release Management team, this position focuses on facilitating, adapting, and enforcing release processes across web, mobile, and TV platforms. Capstone On-Campus Management (COCM), with headquarters in Birmingham, Alabama, is a group of student housing professionals focused exclusively on the management of housing communities owned by non-profits and/or highly affiliated with a university. 

Summary: 
The Resident Assistant (RAs) are live-in student staff committed to the personal and academic success of residents within the community. 

Essential Duties and Responsibilities: 
Community Development 
<ul>
<li>Identify your residents and know where they live within the first three weeks of the semester.</li>
<li>Notify supervisor of roommate conflicts immediately and assist with roommate mediation sessions/ contracts.</li>
<li>Be available to residents and maintain high level of visibility in the buildings and community.</li>
<li>Encourage residents to take responsibility for incidents and events in the community.</li>
<li>Maintain a positive building community through open communication and programming.</li>
<li>Identify and assist residents with personal, academic, wellness, or other special issues.</li>
<li>Respond and report behavior that is inappropriate / discriminatory / harassing in nature (racial, ethnic, religious, ability, gender, and/or sexual identity). </li>

Connection with Residents: 
<ul>
<li>Develop a personal relationship with residents on your floor and the residence hall community.</li>

<li>Refer students experiencing issues requiring counseling support to appropriate resources.</li>

Safety and Security:

<li>Complete and submit Incident Reports as well as, duty logs following each duty shift.</li>
<li>Respond to situations needing attention.</li>
<li>Observe residents who identify emotional, relationship, psychological, academic or social problems. Intervene appropriately or report as needed. </li>

Programming: 
<ul>
<li>Coordinate and complete social or educational programs once a month which follows programming curriculum. </li>
<li>Encourage and involve residents to develop and implement programs.</li>
<li>Complete and submit a Program Proposal and flyer for program by given deadline.</li>
<li>Evaluate and complete Program Evaluation within 24 hours of program completion. </li>
</ul>
Facility Management: 
<ul>
<li>Assist with room condition assessments prior to Move-In and after Move-Out each semester.</li>
<li>Assist with the opening and closing of the buildings.</li>
<li>Conduct health, safety and maintenance inspections each semester and follow-up accordingly.</li>
<li>Report maintenance concerns for your floor and the buildings.</li>
<li>Complete other facility management responsibilities as assigned. </li>
</ul>
Administrative: 
<ul>
<li>Participate in training and administrative tasks which occur prior to classes beginning and after classes end.</li>
<li>Maintain confidentiality at all time.</li>
<li>Perform administrative duties in a thorough and timely manner, including, but not limited to incident reports, occupancy checks each semester, damage billing, surveys, and reporting of maintenance issues.</li>
<li>Participate in RA selection, Move-in/Move-out, RA Training, any Open Houses, Homecoming and other events as assigned.</li>
<li>Attend all in-services, meetings, and events as assigned. This will generally include bi-weekly meeting with supervisor and weekly staff meetings. </li>
</ul>
Duty: 
<ul>
<li>Staff coverage/duty will be required during academic calendar break periods (holidays and extended time).</li>
<li>Participate in an on-call duty rotation with RA staff after business hours and on weekends (requires walking through all buildings and holding/responding to a duty cell phone overnight) </li>
</ul>
Schedule of Hours: 
<ul>
<li>RAs can expect to be on call 2-5 evenings per week, including weekends, holidays and break periods. </li>
<li>RAs should expect to be scheduled between 4-6 days, total, during the December and Spring Break periods. </li>
<li>RAs will assist in office coverage during their on-call evenings. Additional meetings and training occur during the week.</li>
</ul>
Other Commitments and Employment: 
<ul>
<li>Time off or absence from the building should be kept to a minimum in order to maintain a presence on the floor and around the residents.</li>
<li>RAs must be present on campus for dates including training, move in and out, quarter breaks, turn, holidays and weekends.</li>
<li>Other on campus employment is not permitted. External employment is highly discouraged, and requires prior approval from the Residence Life Coordinator. External employment is not to exceed 20 hours per week.</li>
</ul>
Additional Terms: 
<ul>
<li>RAs can expect to receive training, ongoing professional development, and support from the Residence Life Coordinator rand other staff.</li>
<li>RAs must know, support, and abide by the college and Campus View community policies and regulations pertaining to personal conduct as well as assist in conflict resolution with residents. Any RA who is found responsible for violations of College and/or housing policy and/or placed on disciplinary probation may be terminated from the position and in some cases, expelled from the building.</li>
<li>The period of employment begins with training, August 8; and 2-3 days prior to the Winter, Spring, and Summer Quarter move-in dates.</li>
<li>The Residence Life Coordinator will formulate detailed, written working expectations and requirements for the RA. </li>
</ul>
