ABOUT THE ROLE
Under the general supervision of the management, but reporting directly to the maintenance supervisor, the technician is the primary staff person responsible for repairs and maintenance of the work equipment and appliances in both the common areas of the condominium and in the individual owner units, to the end that the need for outside service people is minimized and the residents needs are better served and with minimum delay . The technician's duties extend also to being the backup to the maintenance supervisor in the operation, repairs and maintenance of the heating and air conditioning equipment of the building.
WHAT YOU'LL DO
The specific duties of the maintenance technician are:

<li>Learn the physical layout of the building’s HVAC, plumbing, and fire safety systems and how they operate, and be prepared to recognize when they need servicing or repair.</li>
<li>Provide project management of major building projects and improvements.</li>
<li>Maintenance of common areas, including but not limited to minor drywall painting and repair.</li>
<li>Maintain inventory of all maintenance items needed and ensure work and storage areas are kept in an organized manner.</li>
<li>Create, execute, and maintain an automated preventative maintenance program to include all components of the building through BuildingLink.</li>
<li>Implement and maintain all required maintenance SOPs as directed by WRMC.</li>
<li>Coordinate, maintain, and keep current all building component inspections.</li>
<li>Build and maintain strong relationships with outside vendors.</li>
<li>Coordinate contracted services and repairs alongside the GM, and monitor on-site vendor work.</li>
<li>Keep complete and accurate records of all maintenance requests submitted, commented on, and completed.</li>
<li>Ensure all safety precautions and procedures are followed while performing assigned duties.</li>
<li>To keep in high state of ready usefulness the electrical and plumbing appliances and fixtures of the common areas of the condominium, including lamps, switches, water closets, wash basins, etc.</li>
<li>As needed, to repair doors, doorknobs , door locks, ventilators, floors, ceilings, and walls of the condominium.</li>
<li>To serve as backup to the maintenance supervisor in the performance of his duties and to assist in the performance of such duties.</li>
<li>As assigned through the established work order procedures, to perform repairs, maintenance and, where necessary, replacements to the appliances, fixtures , and other components of individual units, including the air handlers, light fixtures and lamps, kitchen ranges, garbage disposals , dishwashers , basins, tubs and water closets, as well as smoke detectors , doors, and doorknobs and locks and such other items as can be repaired and maintained within the technicians' competence.</li>
<li>To know the physical layout of the condominium's fire safety system and how it operates and be prepared to recognize when it needs servicing or repair and to supervise and critique outside contractors in the performance of such repairs and servicing .</li>
<li>To keep a record of the locations of all fire extinguishers and the dates when they were last serviced and to initiate recharging, replacement or other servicing needed to assure maximum serviceability. </li>
<li>To service, maintain and repair the pumps, heaters, filters, and other components associated with the swimming pool and to be generally responsible for the maintenance of the quality and temperature of the pool water. </li>
<li>To assist the management in the creation and maintenance of records as to repairs, servicing, and replacements of components in the individual units of the condominium. </li>
<li>To see that the supply stockroom maintains an adequate inventory of those items for which there is regular need. </li>
<li>To keep the technician's work area orderly and provided with adequate tools and supplies to meet all but the most unforeseeable needs. </li>
<li>To make occasional checks of the laundry rooms and to report to the management when the washers or dryers are in need of servicing , repair or replacement. </li>
<li>To assist the maintenance supervisor in compiling and maintaining up-to-date manuals of detail instructions on principal machinery components of the condominium.</li>
<li>To assume initiative in the development and implementation of innovative steps that will increase service life, decrease operating cost, or otherwise contribute to improving the condominium.</li>
<li>Additional duties , not inconsistent with the duties assigned herein, may be assigned from time to time by the maintenance supervisor or by the management. As specific instructions applicable to the duties of the technician are developed and issued, such instructions will become integral parts of this job description.</li>

Job DescriptionWuest Group Engineering &amp; Survey is looking for a Survey Manager/ Registered Professional Land Surveyor (RPLS) to join our team specializing in commercial projects in the Austin area. The Survey Manager / RPLS will be responsible for managing the survey department staff &amp; processes to provide professional survey services both directly to clients and in support of our internal civil engineering projects. The role includes training and mentoring of junior staff and survey business development.

<li>Manage survey team tasks, schedule and resource requirements</li>
<li>Work with owners to establish, implement, monitor, and maintain procedures and standards for the survey team</li>
<li>Prioritize projects and manage deadlines for deliverables</li>

<li>Experienced working with surveys for civil engineering purposes required</li>
