Position Summary:
The Maintenance Coordinator, reporting to the Maintenance Director, helps ensure a safe, clean, and well-maintained living environment for residents by performing timely and high-quality maintenance services. This role is responsible for the care and upkeep of the community’s interior, exterior, and grounds, and contributes to maintaining a welcoming and orderly environment for residents, staff, and visitors.
 
Essential Functions:
<ul>
<li>Maintain all areas inside the building to the highest cleanliness standards, including routine and deep cleaning of carpets, furniture, windows and glass, as well as maintenance and replacement of hard surface flooring as needed. </li>
<li>Support grounds maintenance, including exterior building repairs and lawn care, in collaboration with landscaping contractors and waste removal services.</li>
<li>Assist with implementing and documenting a preventative maintenance program for the building and its equipment.</li>
<li>Prepare and refurbish apartments for resident move-ins, including patching and painting walls and ceilings; replacing or deep-cleaning carpets; install/replace vinyl flooring and ceiling fans; and refinishing trim and cabinets. </li>
<li>Maintain fire safety and emergency records in compliance with applicable regulations. Respond to environmental concerns such as natural disasters, fires, power outages, plumbing issues, and pipe breakages. Maintain catalog of Safety Data Sheets (SDS). Inspect resident apartments for potential problems and hazards. Perform repairs or report issues to the Maintenance Director and Executive Director for follow-up.</li>
<li>Schedule and perform preventative maintenance and maintain up-to-date quality assurance records for the physical plant, including mechanical, electrical, and plumbing systems. </li>
<li>Use building management software to document and track maintenance tasks, apartment turnovers, and work orders.</li>
<li>Perform repair and maintenance on janitorial equipment and building facilities.</li>
<li>Support effective communication between community staff and residents’ families regarding residents’ physical, personal, and emotional well-being. </li>
<li>Collaborate effectively with others and follow direction from management, as well as taking initiative with the capability to engage in conflict intervention and resolution for residents, families, employees, and others as needed.</li>
<li>Complete other tasks as assigned. </li>

Qualifications:
<ul>
<li>High School diploma or equivalent required.</li>
<li>1-3 years of past related experience preferred.</li>
<li> Completion of an accredited maintenance training program may be considered in lieu of work experience. </li>
<li>Applicable state license(s), as required.</li>
<li>CPR or BLS certification preferred.</li>
<li>Working knowledge of carpentry including drywall repair, painting, light plumbing, and preventative maintenance.</li>
<li>Basic technical and mechanical skills to perform routine maintenance and repairs on mechanical and electrical systems, as well as general understanding of construction principles.</li>

What you’ll need to succeed as a Shop Manager at XPO
This position is located in Burnsville, MN. Must be open to relocate for opportunity. Relocation assistance may be provided for qualified candidates.
Minimum qualifications:
<ul>
<li>5 years of experience in fleet maintenance </li>
<li>A valid driver's license</li>
</ul>
Preferred qualifications:
<ul>
<li>Associate’s degree</li>
<li>Current ASE certifications</li>
<li>Current CDL</li>
<li>Less-than-Truckload (LTL) experience</li>
<li>Available to work a variety of shifts, including days, evenings, nights and weekends </li>

What you’ll do on a typical day:
<ul>
<li>Handle maintenance team employees and contingent workers, including hiring, mentoring, scheduling, training/development, as well as offering promotion, discipline and termination recommendations </li>
<li>Support teammates in overseeing equipment maintenance and out-of-service equipment at outlying Service Centers supported by the shop </li>
<li>Facilitate the Job Selection/Shift Bid (JSP) process for shop employees </li>
<li>Oversee routine maintenance functions to ensure equipment proficiency and the highest productivity levels; ensure all work orders, including commercial work orders, are closed accurately and on time</li>
<li>Ensure shop cycle counts and inventory levels are handled correctly, including movement and non-movement of inventory within assigned thresholds </li>
<li>Review and analyze trends in parts utilization, gains, shortages, usage, uptime and non-movement, in a way that ensures the highest efficiency and productivity of the shop </li>
<li>Monitor shop for safety, service, quality, efficiency, financial controls and maintenance compliance&nbsp; </li>
<li>Ensure company procedures, DOT policies and other required standard work instructions are followed by all shop employees </li>
</ul>
Shop Managers are required to:
<ul>
<li>Lift 50 lbs. frequently and greater than 75 lbs. occasionally</li>
<li>Safely walk and stand for extended periods on a loading dock that is not climate-controlled and may be slippery</li>
<li>Work outdoors in inclement weather</li>
<li>Reach (including above your head), bend, climb, push, pull, twist, squat and kneel</li>
</ul>
Annual Salary Range: $104,874 to $131,092.&nbsp; Actual compensation may vary due to factors such as experience and skill set. In addition to base salary, employees may be eligible for a sign-on bonus, annual and long-term incentive awards, and an equity buyout award. This is an incentive-based position, which may include bonuses, incentive or commission plans.
