About the Role:
The Senior Right of Way Specialist plays a critical role in managing and facilitating the acquisition, use, and disposition of land and property rights necessary for infrastructure and development projects across the United States. This position ensures compliance with federal, state, and local regulations while coordinating with property owners, government agencies, and internal teams to secure necessary rights efficiently and ethically. The specialist leads complex negotiations, resolves conflicts, and oversees documentation to support project timelines and budgets. They provide expert guidance on right of way policies and procedures, contributing to strategic planning and risk management. Ultimately, this role ensures that projects proceed smoothly by securing all required property interests with minimal disruption and maximum stakeholder satisfaction.
Minimum Qualifications:
- Bachelor’s degree in Real Estate, Business, Public Administration, or a related field.
- Minimum of 7 years of experience in right of way acquisition, property management, or real estate transactions.
- Comprehensive knowledge of federal and state right of way laws, regulations, and industry standards.
- Proven experience negotiating complex property acquisitions and easements.
- Strong ability to interpret legal documents, property descriptions, and title reports.
Preferred Qualifications:
- Professional certification such as RWA (Right of Way Agent), R/W-RAC (Right of Way - Right of Way Acquisition Certification), or SR/WA (Senior Right of Way Professional).
- Experience working on large-scale infrastructure or transportation projects.
- Familiarity with geographic information systems (GIS) and land management software.
- Advanced negotiation and conflict resolution training or certification.
- Master’s degree in a related field or additional coursework in real estate law or urban planning.
Responsibilities:
- Manage and coordinate the acquisition of right of way and easements for infrastructure projects, ensuring compliance with all applicable laws and regulations.
- Conduct detailed title research, property appraisals, and environmental assessments to support acquisition activities.
- Negotiate with property owners, tenants, and other stakeholders to obtain necessary rights while maintaining positive relationships.
- Prepare, review, and maintain all documentation related to right of way transactions, including contracts, agreements, and legal descriptions.
- Collaborate with project managers, engineers, legal counsel, and government agencies to align right of way activities with project goals and timelines.
- Provide training and mentorship to junior right of way staff and contribute to the development of best practices and process improvements.
- Monitor project progress and resolve any issues related to property acquisition or access in a timely manner.
