Patrick Ginn, founder and majority owner of Ginn Group, owns a diversified investment portfolio, with various investments in multifamily, build-for-rent, and commercial real estate holdings. The Head of Real Estate Operations and Asset Management will work for Ginn Group but will focus primarily on managing Mr. Ginns real estate holdings (the Portfolio). The Portfolio is currently comprised of 111 residential units spread across two multifamily/build-for-rent projects and 24 commercial units spread across two commercial assets.
 
The Head of Real Estate Operations and Asset Management will be responsible for designing and implementing an AI-forward, remote-first, operating model that will replace the traditional on-site approach to property management, with the primary goals of improving customer service and experience, increasing operational efficiency and controlling operating costs. This role is responsible for end-to-end ownership of the operating model, and is tasked with building and scaling the real estate operations platform to support the current Portfolio, while accommodating future portfolio growth.

The Head of Real Estate Operations and Asset Management is responsible for establishing a strategic plan for each of the real estate assets in the Portfolio, followed by implementation and execution of the defined strategic plan to ensure that all assets are managed in a way that optimizes investment performance and maximizes asset value. In connection with the above, the Head of Asset Management and Property Operations is responsible for providing strategic direction and leadership for the property management resources needed for day-to-day property operations.

Water/Wastewater Project Manager/Project Engineer (PE)

Ginn Group LLC is a residential developer headquartered and primarily operating in Southwest Washington. Ginn develops 250 - 350 new platted residential lots each year for sale to builders in WA, OR, and Idaho.
 
Ginn Group competes with sophisticated local developers and national homebuilders by excelling at process, speed, clean execution, and relentless follow-up. The Land Acquisition Analyst plays a critical role in that effort, serving as the operational backbone of the Land Acquisition function and supporting the VP of Land Acquisition by keeping opportunities moving and decision ready.
 
This role is very technology-forward and owns acquisition systems, pipeline tracking, outreach administration, and early parcel-level research to ensure leads are organized, responsive, and data-driven. The position is also responsible for coordinating outreach and documentation and producing initial parcel screening summaries (zoning/land use, constraints, mapping, and basic feasibility inputs) to help the team quickly determine the next steps. The LA Analyst partners closely with land, finance, and development teams to maintain workflows, support early diligence, and help the team quickly evaluate and advance potential deals.
 
Key Responsibilities and Priorities
 
Systems, Process, and Pipeline Management (45%)
<ul>
<li>Own day-to-day administration of the land lead systems (Prophetic/Smartsheets/CRM): contacts, parcel data, activity notes, status stages, and next steps.</li>
<li>Maintain consistent file organization and document control for acquisition opportunities (file structure, naming conventions, and deal documentation).</li>
<li>Prepare regular pipeline reporting (status changes, near-term priorities, follow-up gaps stuck deals and outreach priorities).</li>
</ul>

Parcel Research and Initial Screening (35%)
<ul>
<li>Research parcel ownership using GIS, Prophetic, RMLS, and other type tools, and public records.</li>
<li>Produce initial screening summaries for internal review (zoning/comp plan designation, utility availability, access constraints, overlays, market comparisons, and other basic feasibility evaluation inputs.</li>
<li>Track municipal planning signals (code updates, planning activity, and infrastructure changes) and maintain a log of relevant (what changed/why it matters) items by jurisdiction.</li>
</ul>
Acquisition Administration and Diligence Support (20%)
<ul>
<li>Coordinate administrative steps tied to active pursuits (meeting scheduling, notes/action items, deadline tracking, and internal follow-ups).</li>
<li>Assist with assembling internal deal packages by compiling maps, notes, due diligence materials, and supporting documentation into a consistent review format.</li>
<li>Coordinate document requests and intake from title/escrow and other service providers, ensuring completeness and easy retrieval.</li>
</ul>
Key Performance Indicators (KPIs):
<ul>
<li>Database hygiene: completeness and accuracy of land lead database; low stale-data rate.</li>
<li>Follow-up execution: on-time completion of outreach and leads; minimal stalled leads; follow-up cadence is consistently completed and tracked.</li>
<li>Screening throughput and quality: Parcel screening summaries are delivered on time, consistently formatted, and actionable for next-step decisions.</li>

Qualifications:

Precision Industrial Manufacturing, Inc. is seeking a FT Fabrication Shop Welder for immediate hire.
POSITION SUMMARY: PIC Fabrication Shop has immediate openings for experienced Welder to join our team. Were looking for a hardworking individual who enjoy meeting challenges and surpassing customer expectations. The ideal candidate will have a background in MIG, TIG, STICK with FCAW and GMAW processes. REQUIREMENTS: Perform job tasks keeping safety first. Willing to be flexible with work hours, departments, and schedules. Must be reliable, trustworthy and a team player. Self-assess work and use good judgment to ensure that finished product meets quality requirements. Strong work ethic and strong attention to detail. Perform any other tasks assigned to support and improve the overall team operations Able to perform with minimal supervision.
 EDUCATION/EXPERIENCE DESIRED: Must be certified or able to pass 3G FCAW weld test to AWS D1.5 standards. Minimum of 3-6 years on the job experience in a structural shop as a Welder. Ability to interpret blueprints and weld symbols. Knowledgeable in crane operations and rigging of structural steel and operation. Familiar with craftsmanship criteria set forth in AWS D1.1 and D1.5-2010.
 RESPONSIBILITIES/DUTIES: Reads blueprint or job order for product specifications such as dimensions and tolerances, and tooling instructions such as fixtures, and determines sequence of operations. Operate safety equipment and use safe work habits. Plan sequence of operations, applying knowledge of, effects of heat, and allowances for weld shrinkage, machining, and thickness of metal. Lay out, position, align, and secure parts and assemblies prior to assembly/tacking and or welding using prescribed fixtures and proper work procedures. Recognize, set up, and operate hand and power tools common to the welding trade, such as MIG and TIG welding machines, Grinders ETC. Chip or grind off excess weld, slag, or spatter, using hand scrapers or portable grinders. Mark or tag material with proper job number, piece marks, and other identifying marks as required. Examine work pieces for defects and measure work pieces to ensure conformance with specifications. Must be able to lift, pull, push and/or carry up to 50lbs Moves parts into position manually or by hoist or crane. Must have manual dexterity and visual acuity Must be able to meet the physical demands of the position such as: standing, walking, kneeling, bending, squatting, etc. Day Shift / Swing Shift positions.
