Ginn Group LLC is a residential land development company headquartered and primarily operating in Southwest Washington. Ginn targets the development of 250 - 350 residential lots each year for sale to builders in WA, OR, and ID.

Patrick Ginn, founder and majority owner of Ginn Group, owns a diversified investment portfolio, with various investments in multifamily, build-for-rent, and commercial real estate holdings. The Head of Real Estate Operations and Asset Management will work for Ginn Group but will focus primarily on managing Mr. Ginns real estate holdings (the Portfolio). The Portfolio is currently comprised of 111 residential units spread across two multifamily/build-for-rent projects and 24 commercial units spread across two commercial assets.


The Head of Real Estate Operations and Asset Management will be responsible for designing and implementing an AI-forward, remote-first, operating model that will replace the traditional on-site approach to property management, with the primary goals of improving customer service and experience, increasing operational efficiency and controlling operating costs. This role is responsible for end-to-end ownership of the operating model, and is tasked with building and scaling the real estate operations platform to support the current Portfolio, while accommodating future portfolio growth.

The Head of Real Estate Operations and Asset Management is responsible for establishing a strategic plan for each of the real estate assets in the Portfolio, followed by implementation and execution of the defined strategic plan to ensure that all assets are managed in a way that optimizes investment performance and maximizes asset value. In connection with the above, the Head of Asset Management and Property Operations is responsible for providing strategic direction and leadership for the property management resources needed for day-to-day property operations.

The Head of Real Estate Operations and Asset Management may also provide support during the development and construction and/or re-development of certain assets, including providing input and feedback on project design, programming decisions, property and floor plan layouts, amenities, finish levels, and any other items (as requested), to ensure projects/properties are consistent with overall market positioning, branding, and overall investment strategy.

Key Responsibilities and Priorities

Establish a strategic plan for each asset and then oversee execution of the strategic plan to maximize investment performance in accordance with ownership objectives and expectations.

Establish annual objectives, including operational and financial benchmarks, and then lead property management resources to tactically achieve those objectives.

Establish expectations of property performance given the market, location, physical condition and financial resources available to each asset.

Communicate the defined strategy, objectives and expectations to property management resources and lead tactical execution necessary to achieve the defined strategy.

Prepare annual budgets for each asset and the Portfolio. Review and approve expenditures consistent with adopted budgets to meet established financial and operational objectives.

Review, analyze and present each propertys operational and financial performance via current financial reports, market updates, property valuations and property site-walks. Identify operational, management, legal and other issues that could adversely affect the value of each asset and recommend feasible solutions for addressing such issues.

Lead tactical execution of property operations to achieve the stated operational and investment objectives for each asset.

Monitor physical condition of all assets, including capital improvements and/or a capital improvement strategy across all assets.

Analyze and evaluate alternative financing structures within the context of the Portfolio investment objectives.

Review proposals and/or business plans for acquisition and disposition opportunities, including entry into new markets.

Provide updated return analyses for each property (as events warrant), including but not limited to the following scenarios: operating budget changes, refinancing, potential asset sales. Analyze and compare realized economics against original underwriting assumptions and operating budgets to ensure investor expectations are being met.

Enhance the systems and processes in place to monitor and track progress on collecting, reviewing and analyzing property level financial reports and documentation.

Technology, AI, and Remote-First Management Expectations

Design and implement a remote-first operating model that replaces the traditional on-site approach to property management with a lean onsite model, including, but not limited to the following:

o Automated on-site operations

o Remote leasing management, screening and approvals

o Self-guided tours

o Remote leasing service coordination

o Automated AI workflows for new leases and lease renewals

o AI leasing assistants

o Smart access to the properties

Remote-first operating model intended to provide minimal dedicated onsite staffing where feasible.

Identify, evaluate, and implement additional AI-driven tools to improve or facilitate decision-making and operational efficiency.

Partner with third-party vendors to pilot and scale additional AI solutions, as applicable.

Develop dashboards, reporting tools, and analytics to support asset management decision-making.

Qualifications

Education: Bachelors degree in business, finance or related field required; MBA and additional licensing/certifications preferred

Experience: A minimum of 7-10+ years of commercial real estate investment and property operations experience, including finance, acquisitions, transaction support, asset management and/or property management.

  • Demonstrated ability to influence and implement strategy, including related financial elements and other key operating metrics
  • Demonstrated proficiency in managing key aspects of financial and operational performance of commercial real estate, including ability to report on key financial and operating metrics
  • Demonstrated ability to lead property operations, including building a property management team and leading onsite operations
  • Demonstrated ability to adopt and implement technology/automation tools in property operations; comfort leading AI-enabled workflows and vendor implementations
  • Demonstrated ability to work independently.
  • Demonstrated ability to meet aggressive deadlines in a dynamic and complex environment
  • Demonstrated ability to build internal and external business relationships.
  • Demonstrated ability in financial analysis
  • Must have excellent organizational skills.
  • Management/Supervisory experience required.
  • Strong verbal and written communication skills
  • Working knowledge of Yardi is strongly preferred
  • Ability to accurately perform multiple tasks in a complex and fast-paced operating environment
