Ginn Group LLC is a residential developer headquartered and primarily operating in Southwest Washington. Ginn develops 250 - 350 new platted residential lots each year for sale to builders in WA, OR, and Idaho.
Ginn Group competes with sophisticated local developers and national homebuilders by excelling at process, speed, clean execution, and relentless follow-up. The Land Acquisition Analyst plays a critical role in that effort, serving as the operational backbone of the Land Acquisition function and supporting the VP of Land Acquisition by keeping opportunities moving and decision ready.
This role is very technology-forward and owns acquisition systems, pipeline tracking, outreach administration, and early parcel-level research to ensure leads are organized, responsive, and data-driven. The position is also responsible for coordinating outreach and documentation and producing initial parcel screening summaries (zoning/land use, constraints, mapping, and basic feasibility inputs) to help the team quickly determine the next steps. The LA Analyst partners closely with land, finance, and development teams to maintain workflows, support early diligence, and help the team quickly evaluate and advance potential deals.
Key Responsibilities and Priorities
Systems, Process, and Pipeline Management (45%)
- Own day-to-day administration of the land lead systems (Prophetic/Smartsheets/CRM): contacts, parcel data, activity notes, status stages, and next steps.
- Maintain consistent file organization and document control for acquisition opportunities (file structure, naming conventions, and deal documentation).
- Prepare regular pipeline reporting (status changes, near-term priorities, follow-up gaps stuck deals and outreach priorities).
Parcel Research and Initial Screening (35%)
- Research parcel ownership using GIS, Prophetic, RMLS, and other type tools, and public records.
- Produce initial screening summaries for internal review (zoning/comp plan designation, utility availability, access constraints, overlays, market comparisons, and other basic feasibility evaluation inputs.
- Track municipal planning signals (code updates, planning activity, and infrastructure changes) and maintain a log of relevant (what changed/why it matters) items by jurisdiction.
Acquisition Administration and Diligence Support (20%)
- Coordinate administrative steps tied to active pursuits (meeting scheduling, notes/action items, deadline tracking, and internal follow-ups).
- Assist with assembling internal deal packages by compiling maps, notes, due diligence materials, and supporting documentation into a consistent review format.
- Coordinate document requests and intake from title/escrow and other service providers, ensuring completeness and easy retrieval.
Key Performance Indicators (KPIs):
- Database hygiene: completeness and accuracy of land lead database; low stale-data rate.
- Follow-up execution: on-time completion of outreach and leads; minimal stalled leads; follow-up cadence is consistently completed and tracked.
- Screening throughput and quality: Parcel screening summaries are delivered on time, consistently formatted, and actionable for next-step decisions.
Qualifications:
- Tool-forward mindset (AI curiosity plus practical automation instinct).
- Bachelors degree preferred (Real Estate, Business, Finance, Urban Planning, Geography/GIS, or related field) or equivalent experience.
- 1 - 5 years of experience in real estate, land, development, research, operations, or administrative coordination (internship experience acceptable).
- Strong organizational skills and attention to detail; able to manage multiple tasks and deadlines.
- Valid drivers license; ability to occasionally support field/drive-by research as needed.
