While experience in residential property management is an asset, your expertise in self-storage will be key to success in this role. This is a great opportunity to manage all aspects of the facility's daily operations, from customer service and sales to maintenance and security.

Responsibilities:
Self-Storage Management (Primary Focus):
<ul>
<li>Manage all aspects of daily operations for assigned self-storage facilities, including customer relations, leasing, collections, maintenance coordination, and security protocols.</li>
<li>Implement effective marketing and sales strategies to achieve occupancy goals.</li>
<li>Manage and maintain precise records for move-ins, move-outs, delinquent accounts, auctions, and collections, ensuring all information is current and accurate.</li>
<li>Conduct daily property inspections and ensure facilities are clean, well-maintained, and secure.</li>
<li>Prepare regular reports on occupancy, revenue, and operational performance.</li>
<li>Handle tenant inquiries and resolve issues promptly and professionally.</li>
<li>Coordinate any repairs that need to be done with the vendor or maintenance team.</li>
<li>Perform market surveys and provide pricing recommendations for new and current customers.</li>
<li>Collaborate effectively with other team members and vendors.</li>
<li>Participate in an on-call rotation.</li>
</ul>
 
Residential Management:
<ul>
<li>Cross-train with the Residential Property Management team.</li>
<li>Assist the Residential Management team with the day-to-day management of residential properties.</li>
<li>Coordinate property maintenance and repairs, ensuring timely and cost-effective completion.</li>
<li>Conduct property inspections, showings, and manage the leasing process, including application screening and lease preparation.</li>
<li>Foster positive relationships with residential tenants and address their concerns effectively.</li>
</ul>
Qualifications:
<ul>
<li>Proven property management experience (minimum 3 years).</li>
<li>Self-Storage experience is a PLUS!</li>
<li>Excellent communication, interpersonal, and customer service skills.</li>
<li>Up to 50% of a property manager's time is spent walking in and around facilities, including opening large roll-up doors.</li>
<li>Exceptional organizational and time-management abilities, with a keen attention to detail.</li>
<li>Strong problem-solving and decision-making skills.</li>
<li>Ability to work independently and as part of a team.</li>
<li>A valid driver's license and reliable transportation.</li>
<li>Proficient in MS Office (Excel, Word, and Outlook).</li>

<li>Ability to deliver excellent customer service, including responsiveness to tenant needs and community engagement</li>

<li>Marketing and sales skills to promote vacant lots or homes and maintain high occupancy rates</li>
