The Assistant Property Manager should maintain property rentals by advertising and filling vacancies, negotiating, and enforcing leases, maintaining and securing premises, and knowing Fair Housing Laws and all other laws about housing. The ideal candidate will assist in managing the Community according to prescribed policies and procedures, under the supervision of the Property Manager or Senior Property Manager assists in all operational and financial aspects of the property or properties. 

Essential Functions and Responsibilities
 
<ul>
<li>Interviews and screens prospective residents for occupancy.</li>
<li>Identifies appropriate contractors, defines the scope of work, and obtains necessary bids.</li>
<li>Processes and monitors work orders.</li>
<li>Processes and submits invoices for payment.</li>
<li>Rent collection, receipting, prepares deposits using Onesite property management software.</li>
<li>Submits required reports and maintains records according to company policy.</li>
<li>Responsible for in-house monthly file audits.</li>
<li>Responsible for apartment inspections for move-in/move-out conditions (pre/post inspections) and the successful completion of the process within 24 hours of the action.</li>
<li>Organizes and files all relevant reports, leases, and paperwork.</li>
<li>Accepts service requests from residents and routes to maintenance for prompt processing.</li>
<li>Ensure the completion of all recertification paperwork within its required deadline. </li>
<li>Ensures property’s filing system is maintained daily, including applicant/resident, accounting, vendor, and contract files.</li>
<li>Maintains a positive customer relations attitude.</li>
<li>Physically inspects units and Community </li>
<li>Knowledge of state and local landlord/tenant laws and applicable building codes</li>
<li>Excellent communication skills in both verbal and written</li>
<li>Must have strong computer experience in MS Word, Excel, and Outlook; Onesite experience a plus.</li>
<li>Must be thorough, reliable, responsible, honest, organized, flexible and service-oriented</li>
<li>Must be knowledgeable of all phases of leasing and resident retention.</li>
<li>Secure lease renewals and recertifications each month.</li>
<li>Executes marketing and advertising campaigns for apartment leasing in conjunction with the Affirmative Fair Housing Marketing Plan.</li>
<li>Creates innovative marketing ideas for marketing the Community and improving resident satisfaction.</li>
<li>Remains current on and compliant with the policies and laws affecting the marketing and leasing community.</li>
</ul>

Required Education and Experience
<ul>
<li>High school diploma/GED required or </li>
<li>2+ years’ experience in residential leasing or property management.</li>
<li>Excellent communication and time management skills.</li>
<li>Experience with Microsoft Office (Word, Excel, and PowerPoint).</li>
<li>Marketing, sales, or customer service experience required.</li>
<li>Housing experience required, preferably affordable housing with an emphasis on the Department of Housing and Urban Development (HUD) and Low-Income Housing Tax Credit (LIHTC).</li>
<li>Must be willing and able to travel. Generally, travel commitments are 1-3 days maximum; however, they may occur weekly.</li>
<li>Excellent communication skills are critical, including verbal and written.</li>
<li>Must possess superior customer service, communication, and interpersonal abilities.</li>
<li>Ability to analyze complex problems, propose workable solutions, and implement corrective actions in all situations.</li>

Responsibilities include inspecting, testing and performing system checks in accordance to fire code; identifying code and system deficiencies and preparing accurate and timely inspection reports.
