We are seeking a Lead HVACControls Technicianto join our federal team based at theRonald Reagan Building and International Trade Center in downtown Washington D.C. This role will be responsible for the Preventative Maintenance and Repair Services for the next 20+ years as a follow-on to a large Energy Saving Performance Contract project that our team just completed that will reduce consumption of energy by 42% and water by 50%, and will reduce greenhouse gases by more than 20,000 tons annually the equivalent of removing 4,500 cars from the road each year (to learn more about this project, click here).

As a Lead Controls Technician, you will: 
<ul>
<li>Under minimal supervision, perform preventive maintenance, repair, installation, commissioning, point-to-point checkouts, calibration, troubleshooting and/or replacement of HVAC controls systems &amp; equipment, and building control systems. These include air handling units, central plant chilled water and hot water systems, metering, and terminal units (VAVs, FCU, etc.).</li>
<li>Collaborate with on site M&amp;V Engineer to proactively identify and correct issues that effect energy savings. This includes reviewing equipment operations from the system front end and the utilization of SkySpark with Fault Detection and Diagnostics (FDD) software.</li>
<li>Diagnoses and repairs complex control systems requiring extensive knowledge of a variety of electronic or digital controls systems and ability to test and write modifications in multiple languages of systems software.</li>
<li>Test and perform modifications to systems software when needed</li>
<li>Assist with sketching and documenting field changes and discrepancies for engineering corrections and drawings</li>
<li>Provide training and associated manuals and documentation to customers on electronic control systems operations</li>
<li>Provides support to mechanical staff to troubleshoot issues</li>
<li>Ensure work performed complies with company, state, local and federal regulations, industry standards and guidelines, and customer requirements</li>
<li>Compile project documentation, such as equipment preventive maintenance checks, certificate of completion, customer training forms, training certificates and punch lists</li>
<li>Conduct self-study (reading, research and practice) to improve and maintain technical proficiency in company's product lines; completes certifications as required</li>
<li>Read and properly interpret blueprints, diagrams, submittals, specifications, software/systems programs, schematics and operational product manuals</li>

Required Qualifications: 
<ul>
<li>Experience servicing Building Automation and Control systems (DDC controls) and HVAC equipment. 5+ years preferred.</li>
<li>Knowledge of a variety of electronic or digital controls systems, HVAC controls systems, facilities management systems, site preparation, peripheral equipment installation and servicing techniques</li>
<li>PC experience required; ability to program HVAC related software preferred</li>

In the role of Construction Manager for home demolition and reconstruction initiatives, you will oversee every facet of the reconstruction process, beginning with the demolition of existing structures and culminating in the completion of new builds. Some of the specific responsibilities of a Project Superintendent include:
<ul>
<li>Working as a core member of a dedicated ICI Team.</li>
<li>Communicating professionally and effectively with clients, architects, engineers, design partners, subcontractors, trades and internal team members.</li>
<li>Managing the day to day activities of complicated project sites in the retail, restaurant and auto markets and ensuring top-quality results through effective management of resources and the construction process.</li>
<li>Maintaining a safe work site by implementing good housekeeping regulations and safety requirements, enforcing safe work habits and observing OSHA and any state-level agencies' regulations</li>
<li>Overseeing and Inspecting work in progress against designs, plans, specifications, subcontracts/scopes, shop drawings and overall craftsmanship.</li>
<li>Reducing project risk by reliably documenting and managing jobsite details, reporting on daily progress, conducting weekly site meetings and inspections, developing six-week look ahead schedules and managing the overall schedule.</li>
<li>Maintain client relationships by meeting and managing client expectations, professionally addressing any concern or escalating issues as appropriate.</li>

Construction Management

Rehabilitate Historic Bathhouses 
This project involves strategic rehabilitation of the historic Maurice, Libbey, Buckstaff, and Fordyce Bathhouses to provide opportunities for their adaptive reuse. Numerous critical building systems and features need to be restored, rehabilitated, or replaced after years of decay, particularly in the two facilities that have been vacant for many years (Maurice and Libbey). The goal is to present prospective lessees with safe, appealing facilities while helping to preserve and protect these assets for compatible reuse, including private sector business opportunities that would generate revenue while allowing for public use and enjoyment
 
The construction project location is: Four separate buildings located in downtown Hot Springs, Arkansas. This is a busy tourist destination with a bustling central thoroughfare, and the Park and Town must remain open to visitors during construction.
Requirements:
Qualification/Tasks: 
<ul>
<li>The Part-time CMR will assist the Full-time CMR with on-site observation and documentation (submittals, RFIs, payment requests, IGE’s, proposal analyses, modifications, etc.).</li>
<li>The CMRs will be the backup for each other during any limited times when on leave or unable to be on site, pending Government approval.</li>
<li>The CMR shall possess the ability to walk up stairs, kneel/squat, climb ladders and get onto and use scaffolding/a lift to access and view the building walls and roof, walk on the roof, use a ladder, and be tied off using a Personal Fall Arrest System (PFAS) on a daily basis to observe contract performance. </li>
<li>The CMR shall possess the ability to work in a construction trailer and operate a computer system for up to 4 hours per day. </li>
<li>The CMR shall possess the ability to enter a confined space.</li>
<li>The CMR shall possess the ability to read, interpret and understand the Construction Contract, Plans and Specifications. The CMR(s) shall thoroughly read all contract plans, specifications, and requirements and become knowledgeable regarding all contract requirements prior to work being performed. The CMR(s) shall comply with the contractor’s approved safety plan for the project.</li>
<li>The CMR shall be knowledgeable in hazardous materials abatement/disposal, accessibility compliance, building conservation, MEP systems, commissioning, roofing systems, historic preservation, site protection, architecture, engineering and construction practices including applicable industry standards, regulations or codes, cost breakdown estimating and negotiating, and technical writing.</li>
<li>OSHA 30.</li>
<li>Individuals assigned to this project shall have expert computer operating skills to be able to create and manipulate Microsoft Project, Primavera or equivalent schedules and be proficient in a variety of software programs such as Microsoft Word, Excel, Teams, and Project.</li>
<li>The CMR shall be able to access and effectively utilize the Construction/Project Management software Project Teams using communications, project progress meetings, review of submittals, RFI’s, transmission of digital progress photographs, etc.</li>
</ul>
Proposed Work Schedule:
<ul>
<li>Part time (20 hrs/wk) coverage – 487 calendar days or approximately 70 weeks (Approx. Oct. 1st, 2025, to Jan. 31st, 2027).</li>
<li>Should Option 3 be awarded the CMR would work additional half time hours on site for an additional 6 months (20 hrs/wk coverage – 182 calendar days or 26 weeks (Approx. February 1st, 2027, to July 31st, 2027).</li>

Construction Managers are Dennis Group’s project site supervisors that oversee the daily operations of the construction activities including coordination of sub-contractors, site safety programs, project schedule, and project budget. Our projects are designing and building food and beverage process facilities (Industrial / MEP projects). This involves much coordination with multiple engineering groups and designers / architects. The Construction Manager is a skilled communicator, able to interact with all levels of personnel, coordinate and facilitate meetings with competence, and have strong technical skills in order to function proficiently with multiple types of software programs. 
The Construction Manager ensures the progression of the project in providing attention and coordination in both field and office construction management tasks. The role functions will include contract administration, project planning and scheduling, project reporting, and an advisory role to project management issues and activities.
