About the role
 
The ideal candidate will have a strong background in customer service, office administration, and computer skills. Summary: Apply engineering principals and concepts learned from previous experience and formal education. Plan and perform project management and engineering duties for design, construction administration, assessments and investigations. Core Responsibilities:

<li>Prepare engineering documents for use in construction activities. In order to prepare documents, collect and analyze field data of existing conditions, complete engineering calculations to determine design parameters and determine best solutions to resolve existing problems within budget limitations. Calculations and project documents are reviewed for QA/QC but ultimately are the responsibility of the incumbent.</li>
<li>Perform construction management duties. Duties include conducting initial meetings with contractors to describe the project, obtain pricing from contractors and review to determine relevancy to the project, and make recommendations to the client on award of the project. Perform construction monitoring during the work to ensure final product is in compliance with engineered project documents, and coordinate any deficiencies observed with the contractor for resolution. Identify, evaluate and implement potential solutions to resolve conflicts identified during the work.</li>
<li>Conduct assessments and investigations. Duties include determining the appropriate processes to be used, assembly and operation of testing apparatuses, directing the making and repairing of destructive openings in roofing and wall systems. Prepare documentation describing the existing conditions and deficiencies observed, and provide recommendations for improvements to existing conditions.</li>

Skills and Knowledge:

Summary
Along with the Community Manager the Maintenance Technician II is responsible for overseeing the physical assets, general maintenance repairs, apartment make-readies, preventive maintenance and construction or rehabilitation projects for an apartment community. This position could present the option to be promoted to Maintenance Supervisor. The Maintenance Technician II position must beflexible and able to workvaried schedule, including weekends, on-call and some holidays as required. 
 
I. ESSENTIAL DUTIES AND RESPONSIBILITIES

<li>Under direction of the Community Manager/Maintenance Supervisor, performs maintenance activities for apartment community along with other maintenance staff.</li>
<li>Works with the Maintenance Supervisor and Community Manager (i.e., walking apartments, move-in/move-out reports, etc.).</li>

<li>Must be able to troubleshoot and repair HVAC equipment, plumbing systems, electronic systems, all major appliances, pool and spa equipment and other systems on community (gates, phone jacks, irrigation systems, etc.).</li>
<li>Must have a valid drivers license and means of immediate transportation to provide service calls</li>
<li>Must be EPA certified to purchase and recover refrigerant</li>

Summary
Responsible for the efficient operation of the assigned community under the direction of the Community Manager. On a daily basis, the Assistant Community Manager performs the tasks associated with the operation of the property including managing the sales function, pricing, collections, administration, resident services, and maintenance. The ACM is also responsible for ensuring the successful leasing of apartments by adhering to community policies and procedures during the application process (e.g., qualifying potential residents, verifying applications etc.). Reports to: Community Manager. Supervises: Onsite staff of assigned properties in absence of Community Manager. Regional Manager will oversee hiring, staffing, wage reporting, marketing, accounts receivable, collections and leasing. I. ESSENTIAL DUTIES AND RESPONSIBILITIES
 
Fiscal accountability for properties performance

<li>b. Monitors occupancy to ensure property maintains 100% occupancy at all times. Must keep waiting list active, first two applicants should be current and ready for move in should notice be given. Responsible for implementing, designing and maintaining a resident retention program, i.e., newsletter, resident referral program or social activities</li>
<li>c. Assists with developing and monitoring an active renewal program for nonsubsidized units.</li>
<li>d. Ensure maintenance of the property is being performed and documented.</li>
<li>e. Obtains three bids for capital items and makes recommendations to Community Manager.</li>
<li>f. Inspects maintenance repairs and available units for readiness.</li>
<li>g. Inspects recently vacated units to assess needed repairs, replacements and resident charges.</li>

Job DescriptionSalary: 
TakoSushi is seeking hosts to join our new location in Greenville, SC! 
Responsibilities:
<ul>
<li>Warmly welcome and greet guests as they arrive at the establishment.</li>
<li>Manage the guest reservation system, including taking reservations and handling cancellations or modifications.</li>
<li>Maintain an organized and efficient waiting list during busy periods, ensuring guests are seated promptly.</li>
<li>Demonstrate strong communication skills to interact effectively with guests and team members.</li>
<li>Display a friendly and outgoing demeanor, creating a welcoming atmosphere for guests.</li>
<li>Additional duties as needed.</li>
</ul>
 
Qualifications:
<ul>
<li>Previous experience as a host or in customer service is preferred but not mandatory.</li>
<li>Must be 18 years of age.</li>
<li>Willingness to work flexible schedules, including weekends and holidays.</li>
<li>Ability to work efficiently in a fast-paced environment and handle multiple tasks simultaneously.</li>
<li>Team player mentality, willing to assist other team members when needed.</li>
<li>Ability to stand for long periods of time.</li>
<li>Reliable and punctual with a strong work ethic.</li>
