MAINTENANCE TECHNICIAN

REPORTS TO: MAINTENANCE SUPERVISOR/COMMUNITY MANAGER

OVERVIEW: Routine maintenance, preventative maintenance, unit turns, etc.

JOB SUMMARY: Maintains efficient operation and upkeep of the property buildings and grounds in a supportive role.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.

  • Perform HVAC diagnostics, troubleshooting, preventative maintenance, and repairs on residential heating and cooling systems.

  • Demonstrate strong working knowledge of HVAC systems, including air conditioning, heating, thermostats, electrical components, condensate systems, air handlers, furnaces, heat pumps, and related equipment.

  • Identify HVAC system failures and determine appropriate repairs through effective troubleshooting and diagnostic procedures.

  • Perform routine HVAC preventative maintenance to maintain system reliability, efficiency, and resident comfort.

  • Respond to HVAC-related resident service requests and emergency maintenance calls in a timely and professional manner.

  • Perform routine maintenance and repairs involving plumbing, electrical, appliances, carpentry, drywall, painting, flooring, doors, locks, fixtures, and other building systems.

  • Perform daily repair and upkeep of the property and its buildings.

  • Complete unit turns and prepare vacant apartments for occupancy, including inspection, repair, and preventative maintenance.

  • Maintain property grounds and exterior areas on a daily basis, including seasonal and snow removal responsibilities.

  • Maintain accurate knowledge of the condition and operation of property mechanical systems and equipment.

  • Properly use, maintain, and inventory all tools, equipment, parts, and supplies owned by the property and/or management company.

  • Maintain personal tools and equipment necessary to perform assigned duties.

  • Report unusual, hazardous, or extraordinary circumstances involving the property, equipment, or residents to the appropriate supervisor.

  • Maintain required company uniform and a professional appearance and attitude at all times.

  • Keep maintenance shops, work areas, tools, and equipment clean, organized, and secure.

  • Provide courteous, professional, and efficient service to residents, vendors, coworkers, and management.

  • Follow all applicable OSHA standards, company safety policies, and property-specific safety procedures.

  • Maintain thorough knowledge of management company policies, property procedures, and community standards.

  • Participate in ongoing technical training and educational opportunities to improve HVAC, maintenance, and building-system knowledge.

  • Be available to work on an on-call basis, including responding to HVAC and other maintenance emergencies.

  • Secure maintenance shops and work areas at the close of each workday.

  • Perform other duties and responsibilities as assigned by the Maintenance Supervisor or Community Manager.

SUPERVISORY RESPONSIBILITIES: This job has no supervisory responsibilities.

QUALIFICATIONS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. Must have a strong working knowledge of HVAC, plumbing, electrical, carpentry, drywall and appliance repairs

EDUCATION and/or EXPERIENCE: High school diploma or general education degree (GED); or one to three months related experience and/or training; or equivalent combination of education and experience.

Additional Requirements:

  • Attendance is an imperative job function.
  • On-Call is required.
  • Availability to perform snow removal at various hours/days in difficult climates required.
  • 3+ years of multifamily property management maintenance experience
