Built in 1966, this mid-century complex is situated just minutes from downtown Detroit and adjacent to both the Dequindre Cut and Eastern Market. Parc Lafayette is poised to once again be a shinning community near the heart of Detroit.
About the Role
We are seeking an experienced condominium manager to oversee the daily operations and physical upkeep of our condominium community. The Condominium Manager works on behalf of the Homeowners Association (HOA) board and acts as the primary liaison between the elected condo board and residents, enforcing community bylaws, managing the property's budget, coordinating maintenance vendors, maintaining common areas, and ensuring compliance with the Michigan Condominium Act.
Key Responsibilities Include, but are not limited to:
Maintenance & Operations: Conduct regular property inspections, schedule preventative maintenance, and coordinate repairs and maintain common areas (e.g., landscaping, elevators, HVAC, building exteriors). Ensure that everyday operations are run smoothly, and general policies and record keeping are upheld. Source, vet, and manage external contractors and service providers, ensuring that all work meets community standards and budget constraints. Oversight of all maintenance staff.
Financial Management: Prepare annual budgets, collect monthly association dues, track operating expenses, process invoices, generate financial and tax documents, provide financial reports for board review and assist the board with long-term reserve fund planning.
Project Management: Managing timelines and finances of special projects, interviewing and hiring vendors, and overseeing of any on-site projects.
Communication Management: act as the liaison between residents and board members. The property manager serves as a mediator to bring concerns from residents to the board. In return, property managers can communicate rules and instructions from the board to the community as a third party. This creates more transparency and less bias than if the BOD and residents were just communicating directly. Provide support and value to the Board of Directors.
Conflict Management: Act as a central point of contact for resident requests, ensure rules are enforced, negotiations are made, and solutions are met between those experiencing the conflict is handled with care and clear communication.
Qualifications & Requirements
Experience
2 to 5 years of experience in HOA/Condominium experience.
This is a full-time, on-site position
Skills
Strong proficiency in property management software (e.g., Yardi, Buildium), Microsoft Office 365, and basic accounting/bookkeeping and project management skills are a plus.
Excellent written and verbal communication, and organizational skills. Strong conflict resolution abilities.
Education and Licensing
Associate's or bachelor's degree in business or real estate is preferred. An Industry-standard certifications like CMCA, AMS, PCAM or CPM is preferred.
