Leasing Agent – Sales & Resident Experience

Location: Hamburg, NY

Schedule: Full-time, approximately 40 hours per week

Compensation: $18–$20 per hour, based on experience

Additional Earnings: Quarterly and annual property-performance bonus opportunities

We are seeking a personable, motivated Leasing Agent to join the onsite team at a multifamily apartment community in Hamburg, NY. This position is ideal for someone who enjoys sales, customer service, working with people, and being part of a collaborative property team.

Prior apartment leasing experience is preferred, but it is not the only path to success in this role. Candidates with strong transferable experience in consultative sales, hospitality, retail, membership sales, customer service, or another relationship-driven environment are encouraged to apply.

The right candidate will know how to create a welcoming first impression, ask thoughtful questions, present options confidently, and follow through consistently. You should also be comfortable balancing prospect activity, resident needs, phone calls, administrative responsibilities, and changing priorities throughout the day.


What You’ll Do

  • Respond promptly and professionally to phone, email, online, and walk-in inquiries.
  • Schedule appointments and maintain an active prospect follow-up pipeline.
  • Greet prospective residents and learn about their housing needs.
  • Conduct engaging community and apartment tours.
  • Explain available apartment features, amenities, policies, and overall value.
  • Use consultative sales techniques to answer questions, address concerns, and encourage qualified prospects to complete an application.
  • Follow up consistently with prospects who are still considering their options.
  • Assist with applicant screening and prepare leasing documents accurately.
  • Collect application fees, security deposits, and other required payments.
  • Coordinate move-ins and help create a positive new-resident experience.
  • Assist with lease renewals, resident communications, payment intake, questions, and service concerns.
  • Accept maintenance requests, route them to the appropriate team member, and follow up with residents after service is completed.
  • Maintain accurate leasing, vacancy, renewal, move-in, move-out, and resident records.
  • Support resident-retention activities and outreach marketing efforts.
  • Remain aware of local market conditions and competing apartment communities.
  • Walk the property as needed and report curb-appeal, maintenance, or service concerns.
  • Collaborate with the Property Manager, Assistant Manager, maintenance team, and other onsite team members.
  • Conduct all leasing and resident interactions in accordance with Fair Housing requirements, company policies, and applicable laws.

What We’re Looking For

  • Previous apartment leasing experience is preferred, but strong transferable sales and customer-service experience will be considered.
  • A warm, professional, personable, and outgoing communication style.
  • Experience building rapport and identifying customer needs before recommending a product or service.
  • Confidence presenting options, addressing objections, and asking for the next step.
  • Strong follow-up habits and the ability to stay motivated when a prospect does not immediately say yes.
  • Excellent customer-service and conflict-resolution skills.
  • The ability to remain calm and organized when several people or priorities require attention.
  • Strong time-management, organization, and attention-to-detail skills.
  • Basic computer proficiency.
  • Experience with Microsoft Office, CRM platforms, or property-management software is helpful.
  • A willingness to learn Fair Housing requirements, leasing procedures, property information, and local market conditions.
  • A collaborative attitude and willingness to support the overall success of the property.
  • A valid driver’s license, reliable transportation, and automobile insurance.
  • Availability to work a full-time onsite schedule, including a rotating weekend schedule and occasional flexibility based on property needs.


Compensation and Bonus Opportunity

The position pays $18–$20 per hour, based on experience.

Rather than offering a separate commission for each lease, the company provides a property-performance bonus program designed to reward the success of the entire onsite team. Eligible employees may receive quarterly and annual bonuses based on property performance.

Historically, total bonuses have ranged from approximately 5.5% to 11% of annual income. Actual bonus amounts vary based on property performance and are not guaranteed. Employees become eligible to participate after successfully completing the 90-day introductory period.

Physical and Work Environment

This position includes both desk-based responsibilities and regular standing or walking throughout the community. The Leasing Agent must be able to tour and inspect apartments and common areas, use stairs, open doors and cabinets, operate standard office equipment, and occasionally lift or carry office or property-related items.

Work is performed primarily indoors with regular outdoor activity in varying weather conditions.
