We have an exciting full-time, permanent opportunity available for a Leasing / Rental Associate at our beautiful Luxury Apartments located in Clifton Park, NY. This role is in Saratoga County, outside of Albany, NY.

Our Luxury Apartments are beautifully maintained and welcoming. They have been upgraded to have the best accommodations and amenities available for a great residential community living experience.

We offer 1-2-bedroom apartments, we are pet-friendly, we have outdoor picnic areas with BBQ grills, swimming pool, immediate wi-fi and cable, walk-in closets, in-apartment washer/dryer, and offer fitness interests as well.

This is a "on-site" role where you will be customer facing and liaising with all Merion Residential Staff Members, existing residents and will be welcoming a wide array of new residents to the property.

Job Summary Overview:

A Leasing Associate acts as an initial ambassador between the public, the residents of the apartment community, and the community management team. This individual is responsible for providing exceptional service to community residents, future residents, and internal team members (and vendors).

They must provide the community with value and quality by assessing the needs of the clients they are assisting and providing a solution that not only coincides with the goals of the community but is beneficial for all concerned parties.

Essential Job Functions:

* Provide first-line customer service for prospective and current residents, as well as property guests.

* Communicate (including follow-up) with residents and prospects by phone, email, and text in a timely manner.

* Lead tours of the property, including showing the model unit, vacant units, and marketing property amenities to close sales and maintain and increase occupancy.

* Track and follow up with all referrals, walk-ins, phone, text, or email inquiries.

* Develop and maintain leasing material(s) detailing the property's unique features, amenities, size, vacancies, rental rates, and current leasing promotions.

* Assist with developing and coordinating leasing events and resident promotional activities.

* Prepare the leasing move-in packet which includes all required forms, deposits, schedules, and information.

* Process lease applications.

* Complete and maintain lease files for each rental, and ensure all files contain required documentation.

* Inspect apartments for move-in condition and turnover status.

* Prepare and distribute required reports, monthly newsletters, resident correspondence, etc.

* Work with management to develop and implement residential programming, including special events and ongoing instructional and recreational activities.

* Visit comparable properties and assist the Community Manager in preparing competitive market analysis reports.

* Remain current on and compliant with policies and laws affecting the marketing and leasing of the property, including the Company's leasing agreement, landlord-tenant code, Fair Housing laws, and other applicable laws.

* Maintains regular daily office hours, ensuring adequate coverage on weekends and holidays.

* Complete outreach marketing on a weekly or monthly basis depending on the needs of the property.

Training Requirements:

a) New Employee Required Training in the following areas:

'Workplace Harassment Prevention, Fair Housing, Human Trafficking Awareness & Prevention (*), and Security Awareness Training (aka Cybersecurity).'

* (*) Florida law requires this training upon hire and annually thereafter.

b) New Employee Required Training (New Jersey employees): Fair Chance in Housing Act.

c) Other position-based business and/or industry-related training courses as assigned.

Work Environment:

This job operates in a professional office environment. This role routinely involves standard office equipment such as computers, phones, photocopiers, filing cabinets, etc.

Work Location:

This is a customer-facing, On-Site, position that is based at our Clifton Park, NY property, which means that the worksite is primarily within the apartment community, such as the leasing office, maintenance shop, or resident's apartment home.

This position requires direct and frequent interaction with residents, prospects, and other invited business guests.

* While performing the duties of this job, the employee is regularly required to talk or hear. The employee is frequently required to stand; walk; use hands to finger, handle, or feel; and reach with hands and arms.

* The employee is required to sit, climb, balance, stoop, kneel, crouch, or crawl. The position requires sitting for extensive periods of time and frequent walking in the workplace.

* The employee must frequently lift and move up to 10 pounds at various distances.

Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.



Knowledge, Skills, and Abilities:

* Minimum of two (2+) years of sales/leasing experience or equivalent experience.

* Ability to follow directives and work with minimum supervision.

* Ability to communicate effectively, both in writing and verbally, to communicate issues, problems, ideas, concerns, and information on work progress.

* Ability to interact positively with residents, employees, vendors, and the public. Basic arithmetic skills.

* Excellent follow-up and follow-through skills; solid organizational and interpersonal skills; ability to work as a team member.

* Technical capacity - Including property management applications; MS Office Suite.

Driving/Travel Requirements:

* May be required to utilize personal transportation to inspect apartment community grounds and units, as well as the surrounding neighborhood, or to complete outreach marketing.

* Business travel for regional meetings and/or training may be required representing up to 15% of travel time for business purposes.

* Occasional use of a golf cart may be necessary.

* Must have a valid driver's license and automobile insurance.

Required Education and Experience:

* A high school diploma is required. Preferred candidates will also possess or be interested in pursuing their state real estate sales license certification.

* At least two (2+) years of sales, marketing, customer relations, or leasing experience.
