Job DescriptionMAINTENANCE TECHNICIAN Pay Rate: Up to $25/hr.

Position Summary We are seeking an experienced and dependable Maintenance Technician to support the daily maintenance and operations of a residential property. The ideal candidate will have strong troubleshooting and repair skills, excellent customer service abilities, and a solid understanding of building systems and preventative maintenance.
Primary Responsibilities
- Complete resident service requests and work orders efficiently and accurately while maintaining company standards.
- Conduct regular inspections of common areas, building systems, and property grounds.
- Perform maintenance and repairs involving:
- Carpentry
- Drywall
- Plumbing
- Electrical systems
- Appliances
- HVAC/MEP systems and troubleshooting
- Utilize third-party vendors when specialized repairs or services are required.
- Assist with apartment turns, move-in inspections, and move-out inspections to ensure vacant units are clean, safe, and market-ready.
- Respond promptly to maintenance emergencies and participate in the property's on-call rotation as required.
- Perform preventative maintenance and routine building system inspections.
- Assist with vendor coordination, property inspections, and apartment preparation as needed.
- Use the property management system (PMS) to document work performed, update work-order statuses, communicate with residents, and ensure timely completion of service requests.
- Assist with property, life-safety, internal, regulatory, and third-party inspections.
- Maintain accurate maintenance records, logs, and required documentation.
- Communicate professionally with residents regarding service requests, updates, delays, and other maintenance-related concerns.
- Ensure all work complies with applicable laws, regulations, inspection requirements, safety standards, and company policies.
- Support other property operations and team initiatives as business needs require.
- Perform additional duties as assigned by the Maintenance Manager or Business Manager.
Qualifications & Requirements
- High school diploma or equivalent required.
- Technical certification, trade school education, or relevant industry certifications preferred but not required.
- 2+ years of multifamily residential maintenance experience preferred.
- General knowledge of:
- Building systems
- Preventative maintenance
- Electrical systems
- Plumbing
- HVAC
- Appliance repair and troubleshooting
- Strong troubleshooting, problem-solving, and communication skills.
- Ability and willingness to learn new maintenance techniques and expand technical knowledge.
- EPA and CPO certifications preferred, where applicable.
- Ability to lift up to 60 pounds.
- Ability to climb ladders and work in physically demanding environments.
- Ability to work outdoors and in varying weather conditions.
- Professional appearance and positive attitude when interacting with residents, vendors, and team members.
- Valid driver's license and reliable transportation required.
