Commercial HVAC Project Manager – 1099 Contract

Pay: $35–$55 per hour, depending on experience
Employment Type: Independent Contractor (1099)
Schedule: Project-by-project basis

We are recruiting an experienced Commercial HVAC Project Manager for project-based contract assignments with one of our clients. This is a 1099 independent contractor opportunity offering competitive compensation and the flexibility to work on individual commercial HVAC projects.

Previous commercial HVAC project management experience is required. The ideal candidate will have successfully managed commercial HVAC installation, replacement, renovation, and mechanical construction projects from initial planning through final closeout.

Responsibilities:

  • Manage commercial HVAC projects from preconstruction through completion
  • Develop and maintain project schedules, budgets, labor plans, and material requirements
  • Coordinate field technicians, foremen, subcontractors, vendors, general contractors, customers, and other trades
  • Review mechanical drawings, blueprints, specifications, contracts, submittals, and shop drawings
  • Prepare and manage RFIs, change orders, equipment submittals, purchase orders, and project documentation
  • Coordinate the procurement and delivery of HVAC equipment, materials, and supplies
  • Track project costs, labor hours, schedules, milestones, and overall profitability
  • Conduct job-site visits and resolve installation, scheduling, and coordination issues
  • Ensure projects comply with contract requirements, applicable codes, safety standards, and quality expectations
  • Participate in project meetings and provide regular progress updates
  • Coordinate startup, commissioning, inspections, punch-list work, and project closeout

Qualifications:

  • Previous commercial HVAC project management experience is required
  • Strong knowledge of commercial HVAC systems and mechanical construction
  • Familiarity with rooftop units, split systems, VRF systems, boilers, chillers, ductwork, piping, and building controls
  • Experience managing budgets, schedules, labor, equipment, materials, subcontractors, and change orders
  • Ability to read and interpret mechanical plans, blueprints, specifications, and technical documents
  • Strong leadership, communication, organization, and problem-solving skills
  • Ability to manage multiple priorities and meet demanding project deadlines
  • Proficiency with project-management, estimating, scheduling, and standard business software
  • Ability to work independently and take full ownership of assigned projects

Compensation and Contract Structure:

This is a 1099 independent contractor position with assignments offered on a project-by-project basis. Compensation ranges from $35–$55 per hour, depending on commercial HVAC project management experience, qualifications, and project scope. The duration and volume of work may vary by assignment.
