JOB DETAILS:

Position Title: Real Estate Entitlement, Planning & Subdivision Assistant
Department: Construction and development

Salary: 75k – 85k

Job Type: Full-time – Monday – Friday

Job Location: Pasadena

We are looking to hire a person with experience and knowledge in real estate muti-family planning and entitlement work to join our company. The right candidate will work alongside an established, innovated team of creatives who have set the standard for developing multi-family projects in the San Gabriel Valley. A degree in Urban Planning is a plus. As a development project entitlement assistant, the candidate will be responsible for managing and following up the entitlement process of multiple development projects in the pipeline and in the entitlement and subdivision phase. You will submit and follow up on the planning approval process, oversea and coordinate the subdivision process, perform routine daily follow ups and activities and assist in gathering and distributing information and updates to team members. You must possess strong written and verbal communications skills and manage your time effectively.

RESPONSIBILITIES FOR ENTITLEMENT ASSISTANT:

  • Manage multiple real estate entitlement projects
  • Find out current zoning designations, density and development standards on potential projects by accessing the information on city websites or calling city planning staff directly. Conduct preliminary analysis of what could be developed on a specific property and report to management.
  • Submit, follow up and receive entitlements and permits for development projects through governmental agencies
  • Prepare and process required City applications for entitlements, permits, and fees
  • Perform all predevelopment activities including feasibility, applications, data required to submit, and coordinate with all consultants to submit full applications for building plan check, permits, minor variances, revisions and all other applications and forms to process plans.
  • Work with senior management on the final development agreements and any easement agreements that need to be obtained
  • Follow up, complete and document all documents related to property acquisitions including purchase agreements, title search and survey, government agreements, closing of escrow, amendments to escrow, exhibits and title search.
  • Help get HOA documents, Bi Laws and CC & Rs, with the attorneys, work with budget preparer to get an approved budget, work with civil engineer on getting a condo map and a Final Map approved and recorded.
  • Coordinate with construction team and hired consultants throughout pre-development and into construction to verify a smooth project transition and ensure that all development agreements and assumptions are maintained.
  • Facilitate correspondence between construction and design teams and hired consultants during entitlement and pre-development
  • Update and track all proforma/budget changes throughout the entitlement period
  • Develop and maintain relationships with landowners, City Officials, Subcontractors
  • Demonstrate effective leadership skills to achieve company and project team goals and objectives
  • Perform accounting duties throughout all project builds, such as review and process invoices from consultants and prepare HOA budgets and submit to legal team for approval by the State
  • Ensure goals and objectives are established for all consultants within designated timeframes
  • Maintain a detailed log of all project entitlement status and process and follow up to meet all deadlines.
  • Attend public hearings on all entitlement applications with management and record and maintain accurate notes.
  • Coordinate work with all consultants and city staff and management to make sure the process is expedited.
