Description
Position Summary: The MaintenanceTechnician performs maintenance functions in the community, includingrental units, residential common areas, office, grounds and parking lots.Requires a highly diversified base of knowledge and skills needed to maintainthe property to satisfy ownership and management objectives.
Main Job Responsibilities:
- Painting
- Interior/exterior maintenance
- Lawn care
- Snow removal
- Replacement of lights
- Plumbing
- Electrical work
- Roof repairs
- HVAC system maintenance
- Appliance evaluation and repair
- Relocation of furniture/fixtures, etc.
- Cleaning
- Complete "turnover" of vacant apartments
- Inform Maintenance Supervisor of activities and bring solutions forward
- Complete all resident and site work orders as directed
- Schedule and oversee vendor work, when assigned
- Complete and submit all required paperwork in an accurate and timely manner
- Follow and adhere to all Wingate Companies’ policies, practices and procedures
- Regularly assess the property for safety and loss prevention
- Safely operate power equipment and hand-held tools such as snow blowers, leaf blowers or a power drill
- Follow Company maintenance policies and procedures at the property
- Perform any and all tasks as assigned by manager/supervisor
- Interact respectfully with other clients, visitors, organization staff and/or external contacts to offer ideas, identify issues, obtain information or deliver services
- Provide a high level of customer service to internal and external customers in a professional, service-oriented, respectful manner using skills in active listening and problem solving
Essential Skills and Abilities:
- Basic familiarity with computers. Navigate at a basic level within web-based applications.
- Read, and write in English in order to understand basic instructions and take direction from supervisors; communicate effectively with clients, visitors and other organization staff; and respond to basic questions
- Understand spoken English in order to follow basic instructions and take direction from supervisors; communicate effectively in Basic English with clients, visitors and organization staff in response to routine questions
- Basic knowledge of fundamental concepts, practices and procedures with the ability to use in routine situations. Specialized knowledge not required.
- General knowledge of electrical, plumbing, appliances and HVAC
- Excellent customer service skills
- Possess good communication and interpersonal skills
- Decision Making: Decisions are based on specific instructions, standard practices and established procedures which generally require little or no supervision
- Problem Solving: Problems are routine, somewhat repetitive and generally solved by following clear directions and procedures and by identifying opportunities for process improvements
- Independence of Duties: Work is monitored by supervisor/manager. General instructions and procedures are provided.
- Flexibility/Adaptability: Work is fairly routine from day to day. Employee follows a set pattern with any changes being communicated by supervisor.
- Available to respond to weather, environmental or emergency maintenance calls after normal working hours
- Ability to participate in the emergency on-call rotation is required
- Demonstrate respect and regard for the dignity of all residents, families, visitors, vendors and fellow employees to ensure a professional, responsible, and courteous environment
- Commit to recognize and respect cultural diversity for all customers (internal and external)
- Communicate effectively with internal and external customers with respect to differences in cultures, values, beliefs and ages, utilizing interpreters when needed
Required Education and Experience:
- High School diploma or GED
- 2+ years relevant work experience
- Computer proficiency is a plus
Certificates/Licenses/Registrations: (ifapplicable)
- CAMT Certification preferred
Work Environment & Physical Demands:
- Interior and exterior work in all weather conditions as needed
- Constant need to be on feet and perform the following physical activities:
- Bend/Stoop/Squat/Kneel
- Climb stairs while carrying tools
- Push and pull
- Reach above shoulders
- Climb step ladder
- Grasp/Grip/Turn
- Lift/Carry up to 51 lbs. unassisted
Experience Required for Your Success
What You Bring
- 2+ years of maintenance experience in residential, apartment, or related field
- Working knowledge of plumbing, electrical, HVAC, and general repair work
- Ability to troubleshoot issues and work independently
- Strong customer service and communication skills
- Reliable, punctual, and able to participate in on-call rotation
- Ability to safely handle the physical demands of the role, including lifting and moving equipment
- Personal cell phone required for communication and on-call responsibilities
- Valid driver’s license and availability for on-call rotation
