The Property Manager oversees a portfolio of commercial office assets in the NC/SC Market
\n

Responsibilities
\n

- Maintain assigned properties in good condition by contracting and scheduling repairs and maintenance.
- Build and maintain tenant relationships. Respond to tenant calls, emails, and requests for information and repairs. Visit tenants on-site and refer them to vendors when appropriate.
- Negotiate vendor contracts. Review bids for service level and pricing.
- Supervise vendors, including scheduling work, verifying completion per contract, and confirming pricing. Request insurance certificates.
- Prepare annual operating budgets, capital budgets, escalations, and year-end projections based on management agreements and owner instructions.
- Review annual reconciliations of common area maintenance, insurance, and real estate taxes for each tenant account and secure payment.
- Review and approve monthly accounting reports, ensuring building operations align with the approved budget.
- Prepare monthly and quarterly financial reports, including executive summaries, variance explanations, and forecasting.
- Coordinate tenant move-ins with the Assistant Property Manager (welcome letter, signage, keys, emergency procedures).
- Coordinate tenant move-outs (suite walk-through, security deposit, keys, cleaning).
- Review invoices for approval, coding, and budget compliance.
- Approve rent-up reports prior to monthly posting.
- Track utility and maintenance charges to ensure payment.
- Manage timely collection of tenant charges. Track aged delinquency reports, follow up on past-due balances, and follow lease protocol for default notices. Work with legal counsel on evictions when necessary.
- Assist with minor tenant upfits.

Qualifications
\n
- \n
- Bachelor's degree required (Real Estate or related field preferred), or 8+ years of property management experience.
- 3+ years managing an office portfolio
- Strong understanding of real estate operating and capital budgets and property operations.
- Experience in budget preparation, financial reporting, and property accounting systems.
- General understanding of commercial construction and experience managing minor tenant upfits.
- CPM and/or RPA designation (or candidate) and an active real estate license desirable
- MRI a plus, or other Property management softwares acceptable
- Strong proficiency in Excel and MS Office
