PART-TIME MAINTENANCE TECHNICIAN

Complete routine property maintenance work orders safely, efficiently, and professionally while providing a high level of service to tenants and maintaining the appearance and condition of the properties.
\n
\n
The right person is an experienced, dependable maintenance professional who can receive a work order, assess the issue, determine what is needed, complete the repair correctly, and communicate when the job is finished.

KEY RESPONSIBILITIES
\n
\n
Work Order Completion
\n
Complete assigned maintenance work orders in a timely manner
\n
Diagnose routine maintenance issues and determine the appropriate repair
\n
Provide updates on work order status and document completed work
\n
Identify issues that require a licensed contractor or work beyond the scope of the position
\n
\n
General Handyman & Repairs
\n
Door, lock and hardware repairs
\n
Ceiling tile replacement
\n
Fixture replacement
\n
miscellaneous property repairs
\n
Other general handyman work
\n
\n
Painting & Drywall
\n
Drywall patching and minor repairs
\n
Interior and exterior touch-up painting
\n
Wall and surface preparation
\n
Caulking and finish work
\n
\n
Property Maintenance & Cleanup
\n
Make small repairs to common areas
\n
Identify maintenance concerns while onsite and propose a solution
\n
\n
\n
Minor Plumbing & Electrical
\n
Replace faucets, toilet components and other basic plumbing fixtures
\n
Replace light bulbs, ballasts, switches and similar components when appropriate
\n
Troubleshoot basic maintenance issues
\n
Recognize when work requires a licensed plumber, electrician or other contractor
\n
\n
\n
IDEAL CANDIDATE
\n
Experienced maintenance technician, handyman or building maintenance professional
\n
Broad general repair knowledge rather than expertise in only one trade
\n
Comfortable working independently
\n
Able to troubleshoot problems and find practical solutions
\n
Owns basic hand tools
\n
Valid driver's license and reliable transportation
\n
Comfortable traveling between commercial properties
\n
Able to use a smartphone for work orders, photos and communication
\n
Professional appearance and demeanor
\n
Understands the limits of their skills and knows when a licensed trade should be called
\n
\n
