Job DescriptionLead Maintenance TechnicianLocation: Rochester, NY Reports To: Property Manager Unit Count: 132Salary: $26.00 per hour (Subject to adjustment for onsite living) Housing Benefit: 100% rent discount for onsite living Position SummaryWe are seeking an experienced and reliable Lead Maintenance Technician to oversee maintenance operations at our residential apartment community. This role is responsible for ensuring the property is maintained in excellent condition, supervising maintenance staff, coordinating repairs, and delivering outstanding service to residents. BenefitsHealth, dental, and vision insuranceVoluntary benefits such as Disability/ Accident / Critical IllnessPaid time off Paid holidays401(k) with company match Key ResponsibilitiesLead and supervise the maintenance team, including scheduling and trainingMonitor and inspect work being performed by the maintenance staffPerform and oversee general maintenance and repairs (plumbing, electrical, HVAC, carpentry, appliances)Troubleshoot and repair HVAC systems (EPA Certification required)Ensure timely completion of resident work ordersConduct routine property inspections and preventative maintenanceCoordinate with vendors and contractors as neededObtain bids on special projects Work with Property Manager to maintain supply budget Maintain a clean and organized shop and keep inventory of tools, equipment, and suppliesEnsure compliance with safety regulations and company policiesParticipate in on-call responsibilities as assigned by Property Manager Qualifications3+ years of apartment or residential maintenance experience1+ year of supervisory or lead experience preferredEPA Certification requiredStrong working knowledge of plumbing, electrical, HVAC, and general repairWorking knowledge of tools, common appliances and devicesValid driver's license and reliable transportationManual dexterity, strong problem-solving and communication skillsGood Physical condition and strengthAbility to lift 50+ lbs and work in various weather conditions
