Responsibilities, Duties, Functions, Tasks (Outcomes)

<li>Manages all aspects of capital project implementation, including, but not limited to:

<li>Developing project budgets</li>
<li>Working with internal operations, clients and corporate management to coordinate all aspects of capital project implementation</li>
<li>Working with architectural firms and vendors to develop space plans and drawings</li>
<li>Working with and managing the OEMs and 3rd Party Vendors on siting medical imaging equipment</li>
<li>Working with and managing vendors and contractors to complete construction</li>
</ul>
</li>
<li>Individual project budgets will range from $2,500 to over $4M with annual responsibility ranging from $2M to over $8M.</li>
<li>Develop, communicate and execute project plans and revise project plans as appropriate to meet changing needs and requirements</li>
<li>Work with various internal resources to complete project justification packages, including opportunity analysis, business planning, business and financial modeling, with ROI calculations</li>
<li>Develop creative solutions to a myriad of development challenges, identify resources and review options before implementation</li>
<li>Minimize risk and exposure with service and development objectives</li>
<li>Ensure project documents are complete, accurate, and maintained appropriately </li>
<li>Ensure accurate and timely invoicing for all of service and development projects</li>
<li>Track and report on project status, including, but not limited to, the Sharepoint database</li>
<li>Manage assigned capital project budgets</li>
<li>Manage assigned building renovations</li>
<li>Support other strategic projects as needed. Examples include:

Requirements
Education:
<ul>
<li>
BA/BS degree in Business, Engineering, Real Estate or equivalent.
</li>
</ul>
Prior Experience:
<ul>
<li>7+ years of real estate or development experience</li>
<li>Prior experience implementing medical imaging equipment and/or imaging facility buildouts</li>
</ul>

SUMMARY of Duties 
Solstice Senior Living at Groton CT., is looking for a Building Services/Maintenance Leader! MUST have a passion for working with seniors, other department directors, associates, families, vendors and potential residents! MUST be a team player, have excellent verbal and written communication and organization skills, be computer savvy and have the want and desire to motivate, work hard, and have fun too! 
The Building Services Director is responsible for planning, organizing, developing and directing the general operating maintenance, repair, and housekeeping of the community and its physical plant. Oversee and lead the general operations of the maintenance and housekeeping departments to ensure that the property is well maintained in a safe, clean and comfortable manner. Hire, evaluate, coordinate, motivate, monitor performance, schedule and supervise department associates in accordance with company policy. 
Able to work weekends, holidays and on-call as required by the needs of the community. This position is scheduled: Sunday thru Thursday. 08:30am to 5:30pm

Work Experience Qualifications

<li>Preferably a minimum of two (2) years supervisory experience in building/property industry, maintenance and custodial/housekeeping handling the upkeep, repair and maintenance of electrical, plumbing, HVAC, painting and other structural matters. Possess knowledge of building construction types, fire/sprinkler/detection systems, computerized work order programs, etc.</li>
<li>Ability to communicate and explain work duties to department associates. Ability to have effective and positive interactions with residents, families, associates, visitors, co-workers and government agencies.</li>
<li>Knowlege, experience and safe use of common hand and power tools, devices, testers etc. Ability to perform manual tasks daily. Be mobile and able to perform physical requirements of the job.
