Essential Duties and Responsibilities:
Meet or exceed budgeted NOI

<li>Ensure that any delinquent resident is served with the proper legal notice and the eviction process is initiated.</li>
<li>Daily coordination with the Maintenance Supervisor regarding exterior property issues (including landscaping), outstanding unit service requests, unit move-out costs, move-in turn schedules, market-ready inventory, maintenance staffing, supplies needed, etc.</li>
<li>Partnering with Director of Revenue to review unit availability and assess any necessary price adjustments including premiums on vacant units and on-notice units.</li>
<li>Examine budget expectations and performances including in all aspects on a monthly and year-to-date basis.</li>
<li>Approve completed prospective resident files verified by Leasing Staff. Monitor the communication and relationship of the leasing team and the new resident. Ensure Move-in Process is being followed.</li>
<li>Acquire a broad knowledge base of the properties sub-market by keeping in tune with competitive communities and surrounding employment base. Maintain monthly market surveys.</li>

Lead, Manage, and Hold Your Team Accountable (LMA)

<li>Maintain onsite staff by recruiting, selecting, orienting, and training employees; maintaining a safe, secure, and legal work environment; developing personal growth opportunities.</li>

<li>Organize and host weekly L10 meetings with site team</li>

A positive attitude is a must. Work Environment A Domino’s Prep Cook preps a large volume of products every shift, which can be taxing. Standing for long periods of time is expected, which may contribute to back strain and foot problems. Because Prep cooks are handling food, frequent hand sanitization is another expectation. The environment is warm, bustling, and potentially noisy. The environment of a Domino’s restaurant is populated by triple stack conveyor belt ovens, multiple warming shelves and carts on wheels which can lead to injury.
