What is an Occupancy Verification?
Mortgage lenders require periodic updates on their properties and to do this they send out independent contractors. The purpose of the property inspection is:
<ol>
<li>To verify property occupancy.</li>
<li>To report on the general condition of the property using a mobile application.</li>
<li>Most inspections are exterior only. About 10% require interior photos after the property has gone vacant.</li>
</ol>
We contract with inspectors at a county level. This means that you would be responsible to complete all inspections in your county. In some cases, you will split the county with another inspector if there is enough volume for two inspectors.
Responsibilities
<ul>
<li>
Most common type of inspection should only take 5-6 minutes.
</li>
<li>
Complete the inspection within 4 days after it is assigned
</li>
<li>
Report general property conditions and make a determination of occupancy based on industry standards.
</li>
<li>
Take 9+ photos of the property with brief comments.
</li>
<li>
Complete a short form in an app
</li>
<li>
Requires being able to spend extended periods of time driving while making numerous stops during the day in the assigned territory.

Reliable vehicle (good gas mileage is a plus as you will be paying for your own gas)

Pay and Hours
<ul>
<li>
This is a 1099 position. Each inspection has a flat rate. Rates vary based on county and volume. Although you are paid per inspection, you will earn the equivalent of $20-$30&nbsp;per hour.
</li>
<li>
Depending on a county and if it is urban or rural you will complete anywhere from 20-500 inspections per month working 2-30 hours per week. Lower volume counties have higher rates and higher volume counties have lower rates. There is no set amount of inspections per month, but the work is consistent month-to-month.
</li>
<li>
Earn more as you become established, have greater availability to inspect or are willing to cover a larger territory.
</li>
<li>
No additional mileage reimbursement above the flat fee per inspection.
</li>

General
<ul>
<li>Performs work requiring the specialized skills of at least one of the following trades: electrical, plumbing, HVAC/refrigeration, kitchen/laundry , carpentry, paint/wall covers, locksmith, in addition to performing other I general maintenance duties.</li>
<li>Responsible for all maintenance for the primary trade, area of expertise</li>
<li>Provides supervision and training to subordinate engineering positions</li>
<li>Responds to trouble/complaint/maintenance request calls throughout the hotel and grounds when directed to do so by supervisor</li>
<li>May work with hazardous materials and chemicals in the performance of duty</li>
<li>Uses tools, equipment, materials and chemicals safely and efficiently according to manufacturers instructions/MSDS requirements</li>
<li>Checks clipboard and Maintenance Requests lists, daily for work assignments, at the beginning of and throughout each shift</li>
<li>Communicates status of job assignments and maintenance requests to supervisor</li>
<li>Notifies supervisor/dispatcher as required upon completion of work assignment I</li>
<li>Completes appropriate records associated with work performed</li>
<li>Makes minor repairs to equipment brought into the shop</li>
<li>May assist in performing the duties of dispatcher as needed</li>
<li>May assist/perform minor set -up duties for functions throughout the hotel and grounds</li>
<li>Is completely familiar with Hotel Emergency procedures and able to respond quickly and accurately during any emergency situation that may arise</li>
<li>Other duties as assigned</li>

<li>Ability to bend, stoop, and lift (up to 75 lbs.) repetitively</li>
<li>Ability to work flexible hours to include weekends and holidays</li>
<li>Must be guest oriented and Posses excellent hospitality skills</li>
