Job Title: Property Manager

Position Overview
We are seeking an experienced Property Manager to oversee daily operations of a senior housing community in New Britain, CT. The ideal candidate will have strong experience in Project-Based Section 8 and Low-Income Housing Tax Credit (LIHTC) programs. Experience managing senior (55+) communities is highly preferred. The Property Manager will be responsible for property operations, resident relations, compliance, leasing oversight, staff coordination, and maintaining occupancy and financial performance.
Key Responsibilities
- Manage day-to-day operations of the senior housing property
- Ensure compliance with Project-Based Section 8 and LIHTC regulations
- Oversee recertifications, resident files, leases, and program documentation
- Maintain occupancy levels and coordinate leasing activities
- Build positive relationships with residents, vendors, and staff
- Supervise maintenance and on-site staff to ensure quality service
- Monitor property budgets, expenses, rent collections, and financial performance
- Coordinate inspections and ensure readiness for audits/regulatory reviews
- Resolve resident concerns professionally and promptly
- Ensure community standards, safety, and cleanliness are maintained
Required Qualifications
- Prior experience as a Property Manager or Assistant Property Manager
- Strong experience with Project-Based Section 8 housing programs
- Experience with LIHTC / Tax Credit properties
- Knowledge of HUD compliance, recertifications, and affordable housing regulations
- Strong communication and resident relations skills
- Budgeting and operational management experience
- Ability to lead on-site staff and vendors
Preferred Qualifications
- Experience managing Senior / 55+ communities
- Affordable housing certification(s) preferred
- Experience with Yardi, OneSite, RealPage, or similar property management software
