Basic Expectations for a Facilities Lead
1. Facility Maintenance & Cleanliness
o Ensure all areas (interior and exterior) are clean, safe, and presentable.
o Conduct regular inspections and address maintenance issues promptly.
2. Preventive Maintenance
o Keep track of maintenance schedules for HVAC, lighting, plumbing, safety systems, etc.
o Perform or coordinate preventive maintenance to avoid breakdowns.
3. Team Leadership & Communication
o Lead, schedule, and supervise maintenance or custodial team members.
o Communicate clearly with staff and management about facility needs or concerns.
4. Vendor & Contractor Coordination
o Schedule and oversee vendors or contractors for repairs, inspections, and services.
o Ensure quality and cost-effective work is performed.
5. Safety & Compliance
o Maintain compliance with safety codes and regulations (e.g., OSHA, fire codes).
o Ensure safety equipment (alarms, extinguishers, signage) is functional and up to date.
6. Inventory & Supplies
o Maintain stock of maintenance supplies, tools, and equipment.
o Track usage and request orders before running out.
7. Work Order Management
o Prioritize and complete work orders in a timely manner.
o Keep accurate records of repairs and maintenance work.
8. Emergency Response
o Be available for facility-related emergencies.
o Quickly respond to urgent repairs or unsafe conditions.
9. Budget Awareness
o Help control costs related to repairs and supplies.
o Suggest cost-effective solutions and improvements.
10. Professional Conduct
Representing the company well through professional behavior, appearance, and communication.
Set an example for others through accountability and reliability.
