POSITION PURPOSE
This position shall perform as primary duties: plumbing, heating/cooling, carpentry, electrical, grounds work, and painting trades related to repairs and alteration work within the housing and/or health center.
ESSENTIAL DUTIES, FUNCTIONS & RESPONSIBILITIES
This list of duties and responsibilities is illustrative only of the tasks performed by this position and is not all inclusive.
· The individual in this position assists seasoned workers by performing the simpler and more routine duties of the trade.
· Receives training from other seasoned workers in the performance of more difficult tasks. Performs such tasks under close supervision, receiving detailed review and work in progress and upon completion while learning. Performs such tasks under less supervision after they are learned.
· Tasks performed by the employee include, but are not limited to:
Painting (20%)
· Mixes and blends paints. Determines type and amount of oil or water paint, lacquer, enamel, varnish, or primer needed, considering weather, climatic exposure conditions, and texture, and composition of surfaces to be painted. Mixes, where required, proper proportions of pigment, liquid medium, thinner, and drier to obtain desired consistency and color match, complement or contract to existing colors by using hand paddle or mixing machine.
· Prepare surfaces for painting. Remove dirt from surface with a brush or cloth. Removing paint where required from surfaces by scraping, sanding, wire brushing, or by applying and removing paint removers. Patches holes and cracks in wood and other surfaces with putty or other type fillers. Applies neutralizing and conditioning chemical solutions to bare metal surfaces. Covers sections or parts not to be painted by utilizing masking tape and drop cloths. Tapes and textures sheetrock; removes and patches loose plaster using both masonry and Portland cement plaster.
· Paints buildings, structures, furniture, etc. Applies primer and finish coats of paint to prepare exterior surfaces of wooden, metal or concrete structures such as various types of buildings. For decorative purposes, applies primer and finish coats to interior surfaces such as wells, ceilings, floors, woodwork, and articles of furniture. Uses hand brushes, roller and/or spraying equipment. Use own mixed as well as pre-mixed paints.
· Helps erect metal scaffolding, working platforms and ladders. Use sectional ladders and extension boards or fasten scaffolding to rafters, roofs, walls or other sections of buildings and structures. Determines placement, positioning and correct angles for scaffolding, working platforms and ladders to accomplish painting work and to afford the maximum degree of safety for self and others who may be working in the area.
· Cleans and maintains painting equipment. Cleans equipment using cleaning solutions and solvents. Applies preservative materials or lubricants to prevent deterioration or damage from rust, or corrosion. Lubricates and performs minor adjustments and repairs to painting equipment including spray guns, compressors, and other such equipment.
Plumbing (20%)
· Help higher level workers in the maintenance, repair and installation of plumbing systems. Cuts, threads and fits pipes; replaces washers and gaskets; tightens loose connections; cuts and drills openings for pipes and fitting of plumbing equipment. Installs and repairs insulation and materials. Makes minor replacements of various component parts of the plumbing system such as faucets, shower heads, flush valves, etc. Helps set and install heavy component parts of kitchen and bathroom fixtures.
· Help higher level workers in the maintenance on installing and repairing water and waste disposal system.
· Installs plumbing equipment such as sinks, lavatories, bathtubs, showers and hot water heaters.
· Measures, cuts, seams, threads, fits and assembles pipe; caulks and wipes joints; pours molten solder over joints and spreads and shapes solder with cloth.
· Help higher level workers in the maintenance installing, pumps, valves, controls and fittings; locates and marks spot for opening in walls, ceiling and floors through pipe is to pass or equipment is to be installed; hooks up equipment with proper supports, hangers or foundations and assists in making the required alignments and adjustments, tests systems and equipment after installation for proper operation; covers ice water piping and similar lines with proper insulating material.
· Help higher level workers in the maintenance in making repairs to the various plumbing systems and equipment such as clearing stoppages in drainpipes and fixtures, replacing defective pipes, fittings, fixtures and valves; repairing and replacing component parts of the system; diagnosing malfunctions in the systems, isolating troubles by checking back through the systems and making necessary repairs and adjustments.
· Help other workers in the maintenance in troubleshooting and checking condensate traps on heating lines, to ensure proper operation. Determines size, type and temperature of replacement trap, and replaces or repairs traps.
· Employees occasionally work with Boiler Plant Operators in repairing and replacing components, and sub-components of boilers.
· Occasionally it works with caustic acids for removing scales and cleaning assemblies. Observes safety precautions when working with such materials. Cleans tubing bundles, steam and water regulating devices, and pump assemblies, removing rust and corrosion.
Electrical (10%)
· Assisting in checking and repairing or replacing various lighting controls, and fixtures. Replaces malfunctioning switches and relays. Replaces ballasts and a variety of light fixtures. Observes safety practices when working with such. Checks photocell light controllers.
· Assists in troubleshooting and correcting, or reports to the supervisory personnel, common electrical problems, such as loss of power, electrical smells, equipment failures, etc.
· Performs visual and occasionally audio checks or uses simple test equipment, such as test lamps and multi-meters to locate faulty or inoperative components.
· Has ability to locate and re-set circuit breakers, by utilizing circuit designations and simple wiring diagrams of electrical services.
· Under the direct supervision of higher-level maintenance personnel, has the ability to operate/maintain and perform routine PMs on generators. On occasion, will assist the electrician in performing electrical procedures pertaining to building electrical control systems.
· Uses multi-meter in obtaining electrical readings, continuity testing of motors, relays, etc. Should be able to determine if applied voltage is of the proper range for application.
· Employees work on occasion with HVAC Mechanic in the repair of HVAC equipment (electric and pneumatic) and electrical equipment wiring and installation.
Carpentry (10%)
· Helps erect minor structures and may be required to modify minor existing structures. Determines dimensions, type structure, location and type of window, doors to be installed, and material to be used in construction. Cuts and installs floor joists, lumber, wall board, wall studs, plates and places braces at points of stress.
· Help with the installation of doors and windows according to manufacturer’s specifications and usage requirements. Uses shims and other trade methods for squaring installations, for proper appearance and operation.
· Assists in the measurement and cuts door and window frames to size by miter sawing, fitting and nailing casings in place. Using square and/or level, checks and adjusts horizontal and vertical trueness. Adjusts and fits doors and windows to frames by sawing and planning, making allowances for door expansion.
· Installs interior trim such as baseboards, base mold, toe mold, crown mold, chair rail, picture molding, and wainscoting used to enhance the appearance of the building. Uses miter saw, sets the desired angle and cuts the trim. Nails and using punch, sinks the nail into trim, filling opening with filler to provide a smooth surface.
Heating/Cooling (20%)
· Assists in the maintenance and performs minor repairs on refrigeration equipment, consisting of domestic reach-in and walk-in refrigerators, water coolers, drinking fountains, cold storage units, and air conditioning systems. Performs routine inspections at regular intervals on all refrigeration equipment, air handling units, compressors, condensers, cooling units, and inspects such items as belts, leaks, condensers, air ducts, filters, louvers, temperature controls, flare connections, and various other accessories of the systems. Assists HVAC Mechanic when situation warrants in correcting deficiencies and failures noted.
· Assists higher level maintenance personnel to ensure heating systems contain proper amount of water for proper circulation. Checks boiler settings for temperature and desired pressure.
· Assists higher level maintenance personnel to perform routine PM's including troubleshooting/correcting HVAC systems for boilers, air handling units, ground-source heat pump systems, etc.
· May be temporarily assigned to log boiler operations and readings into boiler log. This includes boiler operating pressures, make-up water usage, condensate return temperature, and level of water in site glass. Individuals should be able assist in blowing down boilers, checking low water cutoff.
· Assists higher level maintenance personnel in taking samples of water from central heating plant boilers and performs analysis of phosphate, PH chloride, dissolved solids and dissolved oxygen. From test results, makes necessary adjustments to chemical feed pumps, zeolite and acid effluent, etc. Gives results to supervisor for his disposition and possible follow-up action.
· Cleans registers and louvers to ensure proper airflow through units. Vacuums compressor, vaporizers to remove lint and dust buildup.
Other Duties (20%)
· Under supervision of higher-level maintenance personnel, maintain all work in a computerized maintenance management system (CMMS), including requests, orders, time and materials; and a building automation system (BAS).
· Assists higher level maintenance personnel in taking water samples of the water at the Service Unit to determine the amount of chlorine, calcium, magnesium, chloride alkalinity, etc., in the water. Gives results to supervisor for his disposition.
· The employee operates snow removal equipment to clear streets, driveways and parking areas, shovels snow from steps and sidewalks. Apply salt or other ice control materials to steps and sidewalks for the safety of patients, employees and others.
· The employee may mow lawns using hand and/or self-propelled lawn mowers. Uses hedge trimmers, weed eaters, lawn sweepers and other mechanical devices used in grooming of facility lawns. Makes simple adjustments to the cutting mechanisms and periodically oils and cleans the equipment used.
· Employees maintain lawn equipment, changing lawn mower oil, blades and various parts. Employees must have knowledge and skill in operating chain saw.
· Plants and maintain flowers and shrubbery throughout the HH compound.
· The employee will be responsible for assisting in the development of work orders through the software system. They will also be responsible for closing out the work orders through the software system.
· Assists in the monitoring program for various maintenance related items that are maintained though the maintenance PM system.
· Employee maybe required to do welding, soldering or cutting with electrical and/or gas equipment.
· Helps load and unload heavy boxes, bulky supplies and materials to and from trucks, dollies, etc.; moves heavy boxes, cartons, furniture, etc., by hand, hand truck or dolly opens crates or boxes using crowbars and cuts bands using shear; delivers supplies and materials where and when directed.
· Observes and assists in safety, fire and good housekeeping rules and practices. Uses hand and power tools and equipment related to the trade being performed, wears proper safety where applicable.
· This is an "On Call" position with alternative work schedules. Employee performs on call maintenance duties in times of emergencies. May be called back to duty during normal off-duty times if situations and/or emergencies warrant on site assistance, which includes being on the "Call Back" schedule.
· Performs other related duties as assigned.
MINIMUM MANDATORY QUALIFICATIONS:
- Experience: Entry level to Four (4) years’ experience in building maintenance activities or mechanical repair work.
- Education: High School diploma or equivalent (GED)
- Valid Driver License
POSITION PREFERENCES
· Certifications from a trade or technical school in any trade.
· Experience in a healthcare setting.
· Native American preference.
