JOB TITLE: Campground Leader

REPORTS TO: Regional Leader (KCN Enterprises or the "Company")

POSITION OVERVIEW

The Campground Hospitality Leader is the heart of the guest experience, leading all daily operations to create a welcoming, fun, and memorable environment for our guests. This role requires an inspiring leader who is passionate about hospitality, guest satisfaction, and, most importantly, developing and engaging a high-performing team. A true leader of people, the Campground Hospitality Leader empowers employees, fosters a culture of service excellence, and ensures every guest enjoys an unforgettable stay. From managing check-ins to ensuring a spotless and well-maintained campground, this role plays a crucial part in delivering "Making It Great" service at every touchpoint.

Guest Experience & Hospitality

  • Lead by example in creating a friendly, welcoming atmosphere that exceeds guest expectations.
  • Engage with guests throughout their stay, ensuring satisfaction and resolving concerns with a warm, solution-oriented approach.
  • Foster a team culture centered on hospitality, guest engagement, and going above and beyond to create lasting memories.
  • Encourage guests to share their positive experiences through online social content, survey reviews and word-of-mouth referrals.
  • Promote the rewards program and educate guests on other franchise campground locations for future stays.

Team Leadership & Development

  • Be a hands-on leader who supports and develops staff, ensuring they feel valued, empowered, and motivated to provide top-tier hospitality.
  • Recruit, train, and lead a team of hospitality-driven employees who share a passion for excellent service.
  • Create schedules that align with business needs while maintaining a positive work-life balance for staff.
  • Provide ongoing coaching and mentorship, helping employees build their skills and advance in their roles.
  • Foster a fun, collaborative, and enthusiastic work environment where employees take pride in their contributions.
  • Ensure all team members are knowledgeable about KOA programs, campground policies, and local attractions.

Campground Operations & Maintenance

  • Ensure the cleanliness and presentation of the campground, including sites, amenities, and common areas.
  • Solid understanding of Property Management and guest registration software, please detail on application resume
  • Oversee general maintenance of the property, coordinating with contractors as needed.
  • Uphold high safety standards for staff, guests, and property assets.
  • Ensure compliance with an annual Quality Review process and maintain baseline qualifications and superior ratings.
  • Assist in enforcing campground policies in a professional and guest-friendly manner.

Financial Acumen and Operational Excellence

  • Demonstrate excellent financial oversight and acumen, including meticulous management of registration income, retail store sales, and ancillary sales of firewood, propane, and other camping essentials.
  • Implement strategies to maximize revenue streams and profitability while providing exceptional value to guests.
  • Exercise critical management of operating expenses, proactively identifying cost-saving opportunities and efficiencies.
  • Oversee on-site project management, including repairs, maintenance, and site improvements, ensuring projects are completed on time, within budget, and to a high standard of quality.
  • Exhibit a strong sense of ownership and involvement in protecting and improving the campground property and maintaining its assets, contributing to the long-term value and appeal of the campground.
  • Conduct regular audits of cash handling and financial transactions.
  • Collaborate with ownership to identify opportunities for revenue growth and enhanced guest experiences.

Qualifications

  • Passion for hospitality and guest service.
  • A natural leader with a talent for inspiring and developing people.
  • Previous experience in hospitality, campground management, or a similar leadership role.
  • Strong leadership and team-building skills.
  • Ability to work in a fast-paced, guest-centric environment.
  • Excellent problem-solving and decision-making abilities.
  • Basic knowledge of facilities maintenance and campground safety.
  • Ability to read and manage a budget effectively.
  • Familiarity with KampSight software (training provided).
  • Proficiency in basic computer applications and connectivity troubleshooting.
  • Valid driver's license.
  • Must be willing to be on-call for the team and guests as issues or problems arise that require management resolution.

Physical Requirements

  • Must be able to lift up to 50 lbs., lift and carry 25 lbs. occasionally, and 10 lbs. regularly.
  • Ability to stand for long periods (75% of shift), as well as sit, bend, kneel, and climb.
  • Ability to move safely over uneven terrain.
  • Able to work indoors and outdoors in various weather conditions.
  • Must reside on-site due to on-call responsibilities.
  • Must be willing to work nights, weekends, and holidays

Compensation and Benefits

  • Annual Salary: $30,000–$50,000+ (entirely based on park location, scope of operating requirements, property income, relative experience, education and qualifications).
  • Paid Time off equivalent to 8 hours for each month actively worked per year. 12/days or 96hrs. max
  • Salary may be "annuallized" ie. prorated based on number of months actively managing operations and team on a full time work schedule.
  • Housing: Included RV site with utilities or on-site home/apartment (location specific) as a non-taxable compensation benefit
  • Water, Sewer, Electricity, WiFi included as non-taxable compensation benefits
  • $50/month Phone Stipend
  • $50/month auto stipend if campground does not include a company vehicle
  • Discretionary performance-based bonuses based on personal performance, park financial performance, and overall guest review scores (Net Promoter Score)
  • Other spot bonuses and recognitions

  • Employment is "at will," meaning either the employee or Company may terminate the relationship at any time, with or without notice.
  • Employees must adhere to all Company policies and state/federal laws.
  • Support and participation in Care Camps fundraising efforts are encouraged to help send kids with cancer to summer camp.
