The primary purpose of the Long-Term Property Manager is to conduct management of long-term properties in a fiduciary manner as well as ensuring all properties are thoroughly maintained. The Long-Term Property Manager reports directly to the Principal Broker/Owner of Village Properties at Sunriver, LLC.
The pay range is based on experience.
Fundamental Duties & Responsibilities:
- To obtain and maintain quality homes on contract in anticipation of conducting property management.
- To develop and maintain a long-term relationship with property owners as defined and in accordance with the Property Management Agreement.
- To manage addendum items specific to Owner preferences, i.e., non-smoking, non-pet, insurance required.
- To adhere to the terms and provisions set forth in the Property Management Agreement.
- To inform the Property Owner of circumstances related to the execution of lease of property.
- To inform the Property Owner of circumstances related to the tenancy of the Property and to assist in advising Owner of laws associated with the Landlord Tenant Act.
- To inform the Property Owner of circumstances requiring their attention which exceed the authorized spending limit, or which effect habitability as defined in the Property Management Agreement.
- To inform the Property Owner of code violations or liability conditions as identified.
- To advise Property Owners on necessary court actions as agreed to in the Property Management Agreement and to represent Property Owners and Village Properties, LLC., in court actions to the best ability and in accordance with State and Federal laws governing FED (evictions) and Civil claims.
- To advise Property Owners on current prevailing market conditions and set rent schedules with Owner’s concurrence.
- To keep current with all applicable state regulations and laws governing rental housing.
- To show, negotiate and secure residential property and commercial property leases and terms of renewals.
- To review monthly accounting statements for all managed properties, assuring distribution of funds as defined by the Property Management Agreement.
- To keep current with all licensing regulations required by the State of Oregon for Property Management.
- To negotiate terms of both Owner and Tenant in anticipation of executed lease.
- To manage noncompliance issues related to the performance of tenant as defined in the lease agreement and in accordance with the Tenant Landlord Act.
- To effectively manage and execute transfer to and from other management, properties which may be occupied.
- Maintaining the contents of the Property Management Agreement.
- Assist the Leasing Specialist and Long-Term Accountant in the following activities:
- Distribution of funds (Owner draws, bill pay services, tenant refunds of security deposits).
- To acknowledge the proper treatment of tenant’s security deposits and to assure adherence to applicable state and local laws concerning responsibility for security deposit and accounting procedures.
- To review accounting reports each month with Long Term Accountant and discuss any actions deemed appropriate and in accordance with local regulations governing Client Trust Accounts.
- Advertising, signage, website, and general marketing.
- Showing rental properties.
- Accepting applications, processing applications.
- Move-in procedures. Ensure photos are taken the time of Move-in to establish proper documentation of the condition of the home at Move-in.
- Move-out procedures and timelines. Ensure photos are taken the time of Move-out to establish proper documentation for Security Deposit disputes.
- Maintenance interaction and determination of Habitability.
- Inventory and walkthrough data.
- Weekly security inspection and security only inspections.
- Housekeeping requirements.
- Postings for noncompliance, entry, and any other causes.
- Tenant relations.
Qualifications:
This position requires an active property managers license or real estate license for the State of Oregon and working knowledge governing residential landlord and tenant laws.
The candidate for this job will need to demonstrate the following.
- Excellent communication skills – both written and verbal
- Must be detail oriented
- Able to listen and follow directions
- Exhibit diplomacy and confidentiality
- Ability to provide tenant relations
- Basic computer skills required. Working knowledge of Word and AppFolio preferred but not required.
- Basic accounting skills
- Must be able and available to drive personal vehicle. Valid Driver’s License and insurance required.
- Flexible schedule for assessing potential rental properties and showing rental properties.
- Must pass background check
