● Maintains property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises
● Insures that new tenants contact utility companies and change utility bills to their own names
● Accomplishes financial objectives by controlling spending and insuring that contractor contracts are adhered to
● Maintains property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units and completing, planning necessary renovations and identifying required contractor services including but not limited to:
○ Required building maintenance
○ Lawn care
○ Snow removal
● Walks the property at least biweekly to check conditions and identify issues
● Supervises maintenance of building systems and tenant apartments by ensuring tenant work orders are completed correctly and on time and monitoring compliance with building system routine maintenance
● Enforces occupancy policies and procedures by engaging tenants and issuing appropriate written notifications including but not limited to 5 day and 14 day notices
● Completes move in and move out inspections and completes security deposit resolution checklist on a timely basis
● Performs a biannual inspection of all units and, in the event of issues, ensures compliance with cleanliness and care of premises polices
● Answers tenant phone calls, text and emails on a timely and professional basis
● Provides input into selection of external vendors and contractors, assists if required in contract negotiations and enforces terms of signed contracts
○ Note: Primary responsibility for contract negotiations and signing is at a corporate level
