JOB SUMMARY AND DISTINGUISHING FEATURES OF THE WORK:

The Maintenance Supervisor supports the property management team in the day-to-day maintenance and operations of commercial building systems. With a strong foundation in HVAC and building operations, this individual supervises a small group of technicians or vendors and ensures service delivery aligns with Jamestown’s operational standards. The Junior Maintenance Supervisor plays a key role in executing preventive maintenance, assisting with tenant requests, and supporting project work.

This position is designed for individuals with at least two years of supervisory experience and a strong technical background, who are looking to grow into a more senior engineering leadership role within commercial real estate operations.

MINIMUM QUALIFICATIONS REQUIRED:

Education and Experience:

  • High school diploma or GED required; completion of trade school or technical training in HVAC, electrical, or mechanical systems strong preferred
  • Minimum of 5 years experience in commercial property or facility maintenance.
  • At least 2 years of supervisory or team lead experience in a building engineering or maintenance role
  • Strong working knowledge of HVAC systems, building controls, and equipment operation

ESSENTIAL JOB FUNCTIONS:

  • Supervise daily activities of maintenance technicians or service vendors, ensuring timely and effective service delivery
  • Monitor and maintain HVAC, plumbing, electrical, and life safety systems, reporting issues and performing hands-on troubleshooting
  • Ensure completion of preventative maintenance tasks and participate in scheduling and prioritization of work orders
  • Serve as a point of contact for tenant maintenance request, ensuring timely and satisfactory resolution
  • Conduct routine property inspections and identify maintenance needs or safety concerns
  • Assist with small-scale construction projects, tenant improvements, or equipment upgrades
  • Support the Chief Engineer or Property Manager in recordkeeping, vendor coordination, and compliance initiatives
  • Promote a safe work environment by identifying and mitigating hazards and ensuring compliance with safety procedures

MATERIAL AND EQUIPMENT USED:

  • HVAC tools and meters (e.g. multi-meter, gauges, anemometers)
  • General maintenance tools (e.g. ladders, augers, lifts, hand tools)
  • Microsoft Office Suite and work order software systems

KNOWLEDGE, SKILLS, AND ABILITIES:

  • Strong technical expertise in HVAC, electrical, and mechanical systems
  • Ability to supervise, motivate, and support a small team
  • Excellent communication and interpersonal skills with a focus on customer service
  • Competence in managing maintenance workflows and setting priorities
  • Familiarity with building codes, safety regulations, and preventative maintenance protocols
  • Adaptable, dependable, and able to respond effectively in a dynamic commercial real estate environment
