Commercial Real Estate Financial Analyst

Real Estate Transition Solutions (RETS) is seeking a motivated and analytical individual to join our team as a Financial Analyst. This is a full-time, in-office position designed to provide foundational experience in both investment real estate analysis and client advisory. The role is the first stage in the development progression to become a licensed Exchange Advisor. RETS Exchange Advisors guide owners of highly appreciated investment real estate into tax-deferred ownership of large institutional-quality properties via 1031 Exchanges.

As a Financial Analyst, you will work directly with an experienced Exchange Advisor throughout the client education and investment process. Additionally, you will work with our internal due diligence team to learn institutional real estate underwriting and investment analysis. Once a strong technical foundation is established (typically 12-18 months) and requisite securities licenses are secured, you will transition into a full-time Exchange Advisor role. The RETS Exchange Advisor position provides meaningful monetary opportunity for effective individuals in the role.

Job Summary

Candidates will use their background in finance, economics, accounting or business to further develop their real estate investment advisory career. Our financial analysts enhance relationships with our high-net-worth clients as they transition out of self-managed real estate into passive institutional-quality investments via tax-deferred 1031 Exchanges. Candidates will draw on their growing knowledge of real estate concepts and investment analysis to support Exchange Advisors working directly with clients. Ideal candidates would have experience with real estate brokerage, investment analysis / underwriting, valuation or financial planning.

We will support your completion of securities licenses, which are required for moving into an Advisory role, including a FINRA-required background check and fingerprinting, Securities Industry Essentials Exam (SIE), Series 66 and Series 7.

Job Responsibilities

  • Analyze clients’ investment property holdings.
  • Identify and outline real estate macroeconomic conditions as well as research and understand financial operations of specific properties, and the impact of regional market supply/demand conditions.
  • Understand real estate valuation concepts and establish valuations of properties utilizing income, comparable sales, replacement and development potential approaches.
  • Determine tax liabilities embedded in properties.
  • Analyze available replacement property options.
  • Summarize key data to monitor financial and operating metrics for competitive analysis of replacement property options, including cost structures.
  • Build matrixes to compare investment options, including narratives of respective strengths & weaknesses.
  • Analyze historic performance for investor client and prospect reporting.
  • Research prospective clients and properties to enable the firm to approach clients strategically.
  • Create metrics to evaluate and rank prospective clients for relationship management.
  • Gather information, form hypotheses, and provide input during client discussions.
  • Think critically about markets, applying research to the benefit of the firm’s clients as you expand your advisory capacity and skills.


Qualifications and Skills

  • One to three years of work experience in a related field.
  • Demonstrated analytical skills (ability to calculate NOI, DSC, LTV, LTC) and commercial real estate underwriting-related experience.
  • Strong computer skills including in-depth expert knowledge of Microsoft Office (Excel, Word, PowerPoint).
  • Strong organizational skills with the ability to multi-task and prioritize competing demands.
  • Demonstrated ability to work independently.
  • Ability to handle multiple projects and assignments as well as prioritize and meet deadlines.
  • Excellent written, verbal, presentation, and people skills.
  • Problem-solving skills to reflect level of responsibility.
  • Ability to maintain sensitive and confidential information.
  • Client service oriented and ability to maintain composure.
  • Education: Bachelor’s degree or higher. Major in real estate, finance, accounting, or business preferred.


This is a full-time, exempt position.


Pay Transparency Information

Compensation range is $65,000 to $82,500 plus quarterly bonus.
