Tesoro Group is seeking an experienced Property Manager to join one of our long-term's team at (1) of their properties in Minneapolis, MN (55404). The ideal candidate will have at least 3-5 years' experience in property management (as a leasing agent to assistant property manager) knowledge of affordable housing properties (full cycle leasing and renewals experience in section 42/tax credit and Section 8/project based experience is required). This role is contracted to hire (90 days before conversion) or can go direct hire for the right candidate.
This role will be working with (1) building that is part of the Native American Housing Community.
Salary: $31-$41/hour DOQ.
Schedule: This role will be working Monday – Friday 8am – 5pm.
The Property Manager is responsible for managing the daily operations of the site to provide a fiscally sound, well-maintained, and socially healthy apartment community. The Property Manager also provides leadership and guidance to the staff.
Job Duties and Responsibilities:
- Property Management: Oversee the maintenance, repair, and daily operations of all residential units. Conduct regular inspections to ensure properties are well-maintained and meet all health and safety standards.
- Staff Supervision: Lead, train, and manage on-site staff, including maintenance technicians, property administrators, and service teams. Schedule and coordinate staff to ensure optimal coverage and efficient workflow.
- Tenant Relations: Serve as the primary point of contact for tenant inquiries, complaints, and service requests. Develop and implement initiatives to enhance tenant satisfaction and retention.
- Financial Management: Manage property budgets, monitor expenses, and ensure financial goals are met. Oversee rent collections, late fee enforcement, and financial reporting. Analyze financial data to improve operational efficiency.
- Vendor Management: Establish and maintain relationships with contractors, suppliers, and service providers. Negotiate contracts and oversee the quality and timely completion of outsourced services.
- Lease Administration: Ensure lease agreements are executed properly and tenant files are maintained in compliance with company policies. Oversee lease renewals and manage the leasing process to minimize vacancy rates.
- Regulatory Compliance: Stay updated on local, state, and federal housing regulations. Ensure all properties adhere to legal standards and take action to correct any non-compliance issues.
- Project Management: Oversee renovation and improvement projects, ensuring they are completed on time and within budget. Develop project timelines and coordinate with stakeholders to minimize disruption to tenants.
Position Requirements:
- 3 years' experience in property management – assistant property manager or property manager within affordable housing communities – section 42, tax credit and section 8 (project based) experience is required with full cycle leasing/EIVs/Recerts.
- Knowledge of fair housing rules and regulations.
- Working knowledge of Microsoft Office Suite, Outlook, and Excel.
- Be able to successfully complete a Kari Koskinen background check before employment.
