Job DescriptionGENERAL PURPOSE
Performs a variety of first line supervisory and journey level skilled maintenance tasks requiring a wide range of skills including carpentry, plumbing, electrical, painting, boiler maintenance, HVAC operation and custodial services.
ESSENTIAL FUNCTIONS
Promotes and follows the City's mission statement, values and expectations.
Performs general administrative duties related to the planning, coordinating and implementing facility maintenance program(s) and projects; develops short range and long range projections related to need, materials, staff, budget and equipment; develops goals and objectives; develops, recommends, and implements standard operating procedures.
Prepares bid specifications for various projects, supplies, materials and equipment related to building; coordinates with architects and consulting engineers to resolve facility problems; makes recommendations for use of professional service providers.
Supervises the facilities maintenance technician and custodian; oversees construction, maintenance and repairs performed by contract vendors and part time workers; assures quality and monitors schedules and time tables; evaluates performance and makes recommendations affecting employment status, i.e. advancement, retention and discipline.
Maintains facility boiler(s) to regulate and control temperatures; performs daily inspections and makes adjustments; performs general maintenance to assure efficient operation; monitors building temperature through computerized direct digital system; maintains computer related devices to assure efficient operation; maintains various monitoring and safety devices designed to prevent or control fire, theft, injury etc.
Coordinates and performs preventive maintenance on facility systems and equipment; maintains HVAC system, including VAV boxes; calibrates thermostats; electrical systems, pneumatic systems, electrical and electronic controls, actuators, etc.; maintains boilers, domestic hot water systems and pumps.
Orders necessary materials and equipment to assure appropriate inventory of custodial supplies, paper products, and lighting and hardware products; receives and processes invoices for purchases; monitors expenditures to conform with established budget limitations; assists with annual budget projections for maintenance supplies and material needs.
Receives notification of building problems from city offices; assesses extent of problem or need and organizes work priorities; determines needed equipment, materials, and personnel.
Maintains, repairs, replaces electrical components; maintains light fixtures, outlets, extension poles, connections, switches, and routine wiring; monitors mechanical apparatus such as motors, belts, pulleys etc. to assure proper operation. Supervises, coordinates and participates in various remodeling and maintenance projects; maintains physical aspects of the city buildings such as window and door frames, woodwork; fabricates shelving, repairs furniture; repairs or replaces locks performs routine plumbing; clears and cleans drain obstructions; maintains sinks, urinals, toilets; paints interior and exterior structures.
Assists in performing general upkeep and repairs to pool equipment.
Assures city facilities (interior and exterior) are clean, safe, and attractive, responsible for effective custodial services.
Opens buildings and provides building security as needed during repairs or maintenance to city facilities.
Tracks city events to assure access to buildings is approved and appropriate.
Performs related duties as assigned.
MINIMUM QUALIFICATIONS
Graduation from high school; plus two (2) years of specialized training provided through trade school, vocational centers, apprenticeships or professionally sponsored workshops related to commercial building maintenance, environmental control systems, construction or maintenance;
AND
Five (5) years of experience involving HVAC and building maintenance requiring skill in carpentry, plumbing, electrical wiring, and other related fields; knowledge of professional custodial practices and policies.
OR
An equivalent combination of education and experience.
