GENERAL DUTIES: The Project Coordinator supports the efforts of the San Antonio Alternative Housing Corporation by coordinating the development of single-family homes, monitoring single and multi‐family rehabilitation, and providing on‐going maintenance support for existing developments. Duties include lead and monitoring of project developments ensuring quality, timelines and alignment with SAAHC goals with exercising independent judgment, compilation of reports, and preparation of and monitoring budgets. The Project Coordinator reports directly to the Executive Director.
SPECIFIC DUTIES: The Project Coordinator is responsible for the following duties:
Ensures quality assurance of all assigned single & multi-family construction and rehab projects
Develops scope of work for projects
Negotiates and secures competitive bids for projects and contracts for work with approved bidder
Oversee projects from approved scope through final completion
Coordinate and manage contractors, trades and field activity across single-family homes and multi-family active projects
Conduct regular job-site inspections to monitor quality, schedule adherence, safety, and overall progress
Ensures compliance on all work to meet code requirements
Communicates consistently with contractors, property managers and team throughout the project lifecycle to ensure that construction goals are met
Prepare and manage project documentation including: job notes, photos, selections, permits, and change orders
Order materials and coordinate deliveries to maintain efficient job flow
Resolve project issues related to scheduling, materials, workmanship, concerns, and field conditions
Prepare written construction progress inspection report
Fiscal monitoring of projects
Reviews, obtains approvals and confirm draws, for any amount, for all work completed by contractors
Approval and submission of construction draws for payment
Ensure all work is completed in accordance with building codes, safety standards, and company policies
Monitor timelines, budgets, and job performance to help ensure projects stay on track operationally and financially
Coordinates and performs walk-through inspections with clients and contractors
Assist in ongoing property condition maintenance of SAAHC properties as requested
Organizes warranty work with SAAHC and contractors
Completion of monthly, annual and quarterly production reports
Participate in staff, Board and community meetings as requested
Other duties as assigned by the Executive Director
