Position Overview:
We are seeking an Assistant Project Manager with experience in land development entitlements to join our growing team. This role supports large-scale master-planned communities and complex infill projects — from due diligence through construction. The ideal candidate is organized, proactive, and thrives in a collaborative environment.


KEY RESPONSIBILITIES:

The Entitlement Assistant Project Manager skills include managing both large-scale, master-planned projects, both residential and commercial, as well as small redevelopment/infill projects, from due diligence/feasibility through construction, including: securing entitlements, assisting with environmental documents, managing schedules, research and understanding of project conditions and details, collaborating with Planning and Public Works Departments staff, and directing sub-consultants and co-consultants from a variety of disciplines.


Specific duties include maneuvering complex, high-profile land development projects through the entitlement and permitting processes, including all aspects of tentative map processing, process final tract and parcel maps through recordation, zoning and entitlements applications and submittals, easement dedications and quitclaims, improvement bond exonerations, and site feasibility studies/due diligence investigations.

The assistant project manager has the responsibility for the work performance on all assigned projects under the supervision of a project manager or principal. This position provides all of the necessary direction, supervision, coordination and follow-up on the work delegated or assigned to ensure quality standards are met, efficiency levels are maintained, and the client satisfaction, respect, and confidence are assured. The Assistant Project Manager (APM) can work with little direction, can assign and manage staff to subordinate staff, determine project costs, determine and track project schedules, and manage smaller tasks independently.


SPECIFIC DUTIES:

Client Service

  1. Maintain regular contact with assigned clients through direct calls, meetings, and/or written reports to communicate progress, resolve problems, and to assure client satisfaction with the work.
  2. Resolve any technical, scheduling, billing, staffing, and/or quality issues that have been raised by the client, project manager or principal.
  3. Periodically schedule client meetings and entertainment events in order to cultivate and establish close ties with current and potential clients.


Project Planning and Control

1. Prepare cost estimates for delegated tasks and coordinate contract or change order issuance. Follow firm-wide guidelines for client agreement on fees, scope, schedule, and conditions

2. Prepare work plan, set the schedule, establish the budget, and organize the execution of the project. Schedule and conduct project meetings to set up job and review progress, as necessary.

3. Delegate task assignments and schedule, as necessary.

4. Check the schedule and budget performance on jobs in progress. Act to see that the job billing is completed on a timely basis, all extra work is adequately documented and fees for the firm’s services are promptly collected.

5. Assure that quality standards are maintained on all work submitted to the clients.


Project Coordination

1. Coordinate needs for tasks or projects with office staff (HALA or HAI), co-consultants, and clients to ensure the timely and efficient completion of assigned tasks and projects.

2. Coordinate and manage tasks and projects such that they remain on schedule and within budget.

3. Request change orders or additional budget for time and materials tasks and projects, as required.

4. Document task and project progress, and communicate progress to involved clients and associates.

5. Communicate work load constraints of assigned tasks and projects upon assignment. Collaborate on schedule timeframes and expectations of assigned tasks.


Staff Development

1. Develop the technical and administrative skills of subordinates so that projects are run efficiently and available resources are utilized in an optimum way. Conduct regular meetings to discuss current performance on jobs and to address problems as they arise.


OTHER RELATED DUTIES AS DEEMED NECESSARY

JOB QUALIFICATIONS:

Experience: At least ten (5) years of professional level experience, with progressively responsible positions covering a full range of assignments in land development entitlements.


Skills/Job Knowledge: Must have familiarity of project management methods and tools, project scheduling and reporting, budget control, proposal/task scope writing, and communications.


Computer Skills: Familiarity with computer software for budgeting and scheduling.


Level of Supervision: This is the first level assigned management position for client projects. An Assistant Project Manager reports to either a project manager or a Principal.

Compensation: $95,000 – $105,000 per year DOE (Depending on Experience)
This pay range represents the base salary range that Hunsaker & Associates Los Angeles reasonably expects to pay for this position in California. Individual pay may vary based on job-related skills, experience, and education.
