Community Association Management Professionals (CAMP) is assisting in securing an experienced On-Site Maintenance Tech to work full time in the site office of luxury high-rise condominium on Massachusetts Avenue, NW, DC.
General Function and Scope: This position performs preventative and remedial maintenance and repairs of the facilities, common areas and units. It will require walking the property and spending almost all-day making repairs in the common areas and in units.
Duties which may include, but are not limited to, any combination of the following tasks:
Maintenance Specific
- Ensure all maintenance repairs are completed on a timely, cost-effective basis and according to specifications.
- Provide oversight for existing maintenance related contracts including meeting with contractor representatives, homeowners and staff and respond in a timely fashion.
- Update work orders in Condo Control and maintain accurate maintenance records.
- Coordinate activities with staff and residents.
- Maintain reference files, manuals, and maintenance logs in an orderly fashion.
- Perform minor repairs including replacing light fixtures and stopping small leaks or clogs.
- Work with outside contractors as needed and make owners aware when those service calls may result in an invoice that will be charged back to them.
- Work with Chief Engineer to oversee the central plant, identifying issues such as mechanical equipment that is not working property or is leaking.
- Monitor the reflecting pool pumps and filtration system.
- Install and repair doors, hinges, locksets and handles.
- Install and repair moldings, cabinets, shelving and dry wall.
- Inspect and make minor repairs to building common areas, but indoor and outdoor.
- Repair & replace common area fencing.
- Ensure proper fire safety guidelines are followed.
- Order supplies and materials as needed and as authorized.
- Repair and replace posted signs.
- Perform pre and post room rental inspections and report any deficiencies to Community Manager.
- Become familiar with building policies and procedures including building vs homeowner responsibilities, personal work completed outside of business hours, and billable work that occurs during business hours.
Skills
- Good verbal and written communications skills.
- The ability to work with a variety of individuals in a friendly and professional manner.
- The ability to work through a to-do list.
- The willingness to keep asking questions to better understand an issue or task.
- Possess general maintenance skills including painting, drywall, HVAC and use of tools.
- Familiarity with condo associations or the willingness to learn.
Office equipment
- Proficient in the use of computer, copier, printer, and Microsoft Office.
Physical Demands
The physical demands and work environment described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
- Sit, stands and walks a good part of the working day. This is not a desk job.
- The ability to work 15,000 steps per day and lift 50 lbs.
- Sometimes works outside in various temperatures and other weather conditions.
- The ability to work overtime occasionally in the event of an emergency such as a water leak or power outage.
Other Requirements
- Must report to work on a regular and dependable basis.
