Building & Grounds Maintenance Technician
Title: Building & Grounds Maintenance Technician
Reports To: Director of Contracts, Property, and Strategic Partnerships
Schedule: Monday - Friday, daytime flexible. On-call availability required for evenings and weekends.

Compensation: $21.00-$25.00 per hour
Position Overview:
Agate Housing and Services is seeking a skilled and dependable Building & Grounds Maintenance Technician to ensure the safety, cleanliness, and proper functioning of our facilities. This role is responsible for performing routine maintenance tasks, addressing repair needs promptly, and maintaining both the interior and exterior of our buildings and grounds. The ideal candidate will be a well-rounded professional with strong mechanical, electrical, plumbing, and custodial skills who takes pride in keeping facilities safe, efficient, and welcoming for staff and clients.
Position Responsibilities:
General Maintenance & Janitorial
- Troubleshoot and complete repairs on HVAC, electrical, plumbing, and general building systems.
- Maintain cleanliness of interior and exterior spaces, including common areas, empty rooms, and grounds.
- Complete room turns, including repair, cleaning, and furniture removal, as needed.
- Ensure all assigned work orders are completed accurately and on time.
- Perform routine inspections and maintenance of building systems, equipment, and grounds.
- Support and implement the Preventative Maintenance (PM) program to reduce costly repairs.
- Perform snow removal during heavy snowfalls, including clearing sidewalks, entryways, and building access points when delays in contracted snow removal occur.
Project Leadership
- Respond promptly to malfunctions or urgent repair needs.
- Plan, schedule, and oversee building and repair projects.
- Track and report on project schedules, costs, and outcomes.
- Coordinate preventative and proactive work for locks, doors, roofs, walls, janitorial tasks, and office moves.
- Maintain safe, clean, and organized workspaces.
- Prepare and maintain accurate maintenance records, logs, and reports.
Collaboration & Safety
- Work closely with staff, volunteers, and external vendors to ensure smooth operations.
- Follow and enforce all workplace safety standards and practices.
- Assist leadership in ensuring facilities meet organizational values and compliance requirements.
Required Qualifications:
Experience: 10-15 years in facilities maintenance, with a mix of custodial, repair, and project leadership experience.
Technical Skills:
- 5+ years of service and repair experience with HVAC systems.
- Strong knowledge in electrical repair, plumbing, carpentry, and mechanical maintenance.
- Strong troubleshooting and problem-solving skills.
Other Requirements:
- Valid driver's license, vehicle, and insurance.
- Authorized to operate company vehicles.
- Ability to stand, walk, and move throughout an 8-hour shift.
- Flexibility to work overtime and on-call shifts as needed.
- Basic computer literacy (e.g., email, record-keeping systems).
- Must successfully complete a Kari Koskinen Property Management Background Check as required under Minnesota Statute.
Preferred Qualifications:
- Vocational certificate in plumbing, electricity, HVAC, or building maintenance
- Experience in residential property maintenance and equipment repair.
This position requires use of your own personal vehicle and will require insurance liability coverage of at least one hundred thousand dollars per person and three hundred thousand dollars per occurrence and must have a valid Driver's License and pass a driving record background check.
This position will at times also report to the Chief Operating Officer.
