Estimator / Purchasing Coordinator (Residential Construction)

We’re looking for someone who loves both sides of the desk — the numbers and the relationships. This role owns estimating and purchasing for a growing residential builder, turning takeoffs into clean, accurate budgets and buying out trades to hit planned margins.

\n

You’ll set up jobs in ECI/MARKS (or similar software), build structured budgets, issue precise POs, keep cost codes tight, and negotiate competitive pricing with vendors and trades. It’s a one‑person function with real ownership: if you like being the bridge between product, field, and accounting, you’ll thrive here.

What you’ll do:

  • Convert takeoffs into complete, accurate budgets
  • \n

  • Set up jobs and maintain cost‑code integrity
  • \n

  • Issue POs tied to the right categories and account numbers
  • \n

  • Buy out trades competitively and escalate margin risks early
  • \n

  • Track change orders and keep pricing moving
  • \n

  • Maintain scopes of work and support value‑engineering
  • \n

  • Reconcile committed vs. budget vs. actual costs
  • \n

What you bring:

  • Experience in residential estimating or purchasing (2+ years preferred)
  • \n

  • Ability to read plans and specs
  • \n

  • Strong organization, detail discipline, and follow‑through
  • \n

  • Comfort negotiating with trades and vendors
  • \n

  • Aptitude with ECI/MARKS or similar job‑cost systems
  • \n
