Community Manager – Affordable Housing (USDA & LIHTC)
Beckwith, Stoner Creek & Quail Run Apartments
Watertown | Mt. Juliet | McMinnville
Brookside is seeking an experienced Community Manager with a strong background in Affordable Housing to oversee three small, well-maintained communities totaling 122 homes:
- Beckwith Apartments – 24 homes (Watertown, TN)
- Stoner Creek Apartments – 48 homes (Mt. Juliet, TN)
- Quail Run Apartments – 50 homes (McMinnville, TN)
This role is ideal for a hands-on, compliance-driven manager who enjoys smaller portfolios, meaningful resident impact, and working with a stable, respected ownership group.

What We’re Looking For
- LIHTC / Affordable Housing experience REQUIRED
- USDA property management experience strongly preferred
- Minimum 2 years of multifamily property management experience
- Solid understanding of compliance, certifications, and file audits
- Strong leadership, organization, and resident relations skills
- Proficiency in MS Office; Entrata experience a plus
- Ability to manage occupancy, collections, and budgets across multiple sites
Your Role
- Oversee daily operations for all three communities
- Ensure full compliance with LIHTC and USDA regulations
- Manage leasing, renewals, collections, and resident relations
- Supervise on-site office and maintenance staff
- Conduct property inspections and oversee maintenance coordination
- Monitor budgets, reporting, and operational performance
