Senior Property Manager
Location: Manhattan, NY
Employment Type: Full-Time

Position Overview

We are seeking an experienced Senior Property Manager to oversee a 10-building Cooperative/Condominium portfolio in Manhattan. This role will also serve in a supervisory capacity as an Account Executive, supporting the management team. The ideal candidate has extensive NYC co-op/condo management experience and a strong background in project oversight, regulatory compliance, and board relations.

Key Responsibilities

  • Manage the day-to-day operations of a 10-building Condo/Coop portfolio.

  • Lead major capital improvement projects, including exterior façade restorations, insurance restorations, and Local Law 11 compliance, acting as the owner's representative.

  • Serve as a supervisory Account Executive to support and guide the management team.

  • Oversee compliance matters, including building violations and adherence to Local Laws.

  • Conduct routine property inspections to ensure compliance with local, state, and federal regulations (fire safety, building codes, health regulations).

  • Respond to and resolve unit owner concerns and complaints in a timely and professional manner.

  • Coordinate maintenance and repair requests with staff, superintendents, porters, and contractors.

  • Solicit bids, negotiate contracts, and manage vendor relationships, including processing work orders and vendor payables.

  • Conduct board meetings and annual meetings; draft and distribute notices; maintain effective communication with boards and shareholders.

  • Prepare and manage operating budgets; review financial statements and perform expense analysis.

  • Develop and implement procedures and systems to ensure efficient workflow; assist executive leadership in analyzing staff KPI performance.

Qualifications

  • 7+ years of experience managing Cooperative and Condominium buildings in New York City.

  • Proven project management experience, particularly with capital improvement and compliance projects.

  • Bachelor's degree or equivalent vocational/technical training.

  • Proficiency in Microsoft Office (Excel), Adobe, AvidXchange, and property management CRMs.

  • Supervisory experience with the ability to lead and mentor team members.

  • Strong multitasking skills and ability to work collaboratively in a team environment.

  • Excellent written and verbal communication skills.

  • Strong organizational skills and attention to detail.

Compensation & Benefits

  • Base Salary: $125,000 - $140,000 (commensurate with experience)

  • Additional commission and profit-sharing opportunities
