Floating Maintenance Technician (Apartment Maintenance / Property Maintenance)

Job Overview: Apartment Services, Inc. is seeking an experienced Floating Maintenance Technician to support maintenance operations across multiple apartment communities. This role is responsible for completing maintenance work orders, apartment turns, preventive maintenance, and general property repairs to ensure each community is safe, functional, and well maintained. The ideal candidate has hands-on experience in apartment maintenance, HVAC troubleshooting, plumbing repair, electrical systems, appliance repair, and general building maintenance. This position travels between multiple properties and supports service teams where additional maintenance support is needed.
Key Responsibilities
- Perform general apartment maintenance and repairs including HVAC, plumbing, electrical, appliances, drywall, carpentry, and fixtures
- Complete maintenance service requests and work orders within 24 hours whenever possible
- Assist with apartment turnovers (make-readies) including repairs, inspections, and punch lists
- Maintain the interior and exterior of apartment buildings and grounds
- Troubleshoot and repair HVAC systems, plumbing issues, electrical components, and household appliances
- Inspect and maintain building systems, smoke detectors, carbon monoxide detectors, and fire safety equipment
- Document maintenance activity and report routine and emergency repairs to the Service Supervisor
- Maintain preventive maintenance schedules and ensure equipment operates efficiently
- Assist with property inspections and maintenance of common areas
- Maintain maintenance shop organization, inventory, and tool accountability
- Follow company safety standards, maintenance procedures, and Fair Housing regulations
- Maintain property security and key control procedures
- Participate in a rotating on-call maintenance schedule
- Respond by phone within 15 minutes
- Respond on-site within 30 minutes when on call
- Assist with emergency maintenance, snow removal, salting, shoveling, and weather-related property needs
- Travel to multiple properties to support maintenance teams and service supervisors as needed
- Perform additional facilities maintenance and repair tasks as assigned
Qualifications
- Experience with apartment maintenance, facilities maintenance, or property maintenance
- Knowledge of HVAC systems, plumbing repair, electrical troubleshooting, appliance repair, and carpentry
- Ability to diagnose and repair common residential maintenance issues
- Experience using hand tools, power tools, and maintenance equipment
- Strong time management, organization, and problem-solving skills
- Ability to work independently and support multiple properties
Requirements
- High school diploma or GED
- Minimum 2 years of apartment maintenance or maintenance technician experience
- Valid driver’s license required
- Reliable vehicle required for travel between properties during scheduled shifts
- Ability to lift 50 pounds or more
- Ability to stand, walk, kneel, climb ladders, and work in confined spaces
- Ability to work indoors and outdoors in varying weather conditions
- Must be available for on-call maintenance rotation and emergency repairs
