We are seeking a Maintenance Technician for our 264 Unit Family Community located in Roseville, CA. The Maintenance Technician will report to the Community Manager. This is a non-exempt position with a Monday through Friday work schedule; some flexibility will be required to accommodate on call needs. We offer a competitive salary, depending on experience starting at $25-$27 per hour. The maintenance technician may be required to live on-site, due to USA Multifamily' s requirement to provide on-site maintenance personnel. An on-site apartment may be provided at no charge.
JOB SUMMARY:

- The Maintenance Technician is responsible for ensuring that all major repairs are brought to the attention of either the Maintenance Supervisor and/or Community Manager. In addition, they will regularly diagnose and perform minor and routine maintenance.
- Assist and perform periodic maintenance property walks and recurring apartment inspections
- Consistently produces quality work while upholding maintenance and safety standards
- Takes ownership and pride on projects and work tasks
- Approaches work in a logical and rational manner
- Quickly establishes rapport with colleagues, residents and vendors.
- Adapts easily to new changes in the workplace at all times.
- Conducts all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments.
- Maintains and communicate HAZCOM standards; keeps SDS sheets current and readily accessible
- Maintains thorough knowledge of pertinent laws and EPA/OSHA regulations governing proper storage and/or management of hazardous materials including solvents, flammables, caustics, and refrigerants
- Checks and replace exterior lighting on a regular basis
- Constantly observes conditions throughout the community and immediately reports and/or initiates action to correct unsafe conditions
- Maintains awareness of all utility meter cut-offs, apartment and fixture cut-offs, and sewer cleanout
- Keeps up to date on current bid and contract approval processes
- The Maintenance Technician cannot purchase supplies unless directed by the Maintenance Supervisor and/or Community Manager.
REQUIRED SKILLS:
· At least two (2) years of experience in maintenance
· Computer skills desired
EXPERIENCE & EDUCATION:
· Plumbing and electrical repairs
· Light carpentry
· Glass and screen replacements
· Unit turns
· Painting
· High School Diploma or GED Certificate preferred
