1. Administering rental policies eg. cancellations, discounting, waiver of charges, emergency evacuations.
2. Banking with absolute integrity and effective business controls/records eg. guest deposits, owner assessments, special assessments.
3. Selecting, managing and dealing with vendors.
4. Scheduling and managing employee work hours.
5. Hiring and firing of employees.
6. Operating to annual budget.
7. Weekly employee payroll preparation and input to accountant.
8. Monthly settlement sheets preparation and input to accountant.
9. Automobile runs to bank, post office, guest supplies.
10. Office communications to 16 owners.
11. Annual meeting preparation and presentation.
12. Single point of contact to HOA President.
13. Interpersonal skills and communication abilities.
14. Ability to deal effectively with 16 owners.
15. Must be computer proficient and have a personal desire to thoroughly learn office software.
16. Hours 9:30 a.m. to 4:30 p.m. 5 days a week.
17. Ten vacation days plus two holidays and three personal days.
Manager fully responsible for day-to-day successful operations.
