Clear Mountain Properties is seeking a motivated, entry-level Maintenance Technician (“Green Horn”) to join our growing in-house property management team. This position is designed for individuals who are eager to learn the trades, grow within a structured system, and build a long-term career in multifamily maintenance.
This role is hands-on and supervised, working under the direction of the Maintenance Supervisor and senior technicians to complete work orders, assist with unit turns, and maintain high property standards.
This is a training-track position with clear growth potential into a full Maintenance Technician role.
Key Responsibilities
Work Orders (Under Supervision)
- Complete basic service requests (light fixtures, door hardware, toilet repairs, garbage disposals, etc.)
- Assist senior techs with plumbing, electrical, and HVAC diagnostics
- Use the AppFolio timer properly on all work orders (no manual time entries)
- Maintain clear and professional work order notes
Unit Turns
- Assist with punch lists and turnover tasks
- Paint touch-ups and full unit paint support
- Appliance installs (with training)
- Assist with flooring, blinds, minor carpentry
Property Maintenance
- Grounds support (trash pickup, pressure washing, curb appeal)
- Assist with inspections (fire extinguishers, smoke detectors, HVAC filters)
- Maintain clean shop and organized inventory
Training & Development
This position includes structured on-the-job training in:
- Basic plumbing
- Basic electrical
- Appliance repair
- HVAC fundamentals
- Safety protocols
- Time tracking & productivity standards
- CMP SOP adherence
Clear growth path:
Green Horn → Maintenance Tech → Senior Tech → Specialty / Supervisor Track
Performance Expectations
- Arrives on time and ready to work daily
- Clocks in/out using required time tracking systems
- Uses AppFolio timer for all assigned work
- Follows direction from Maintenance Supervisor
- Maintains professional communication with residents
- Demonstrates initiative and willingness to learn
Qualifications
- High school diploma or equivalent
- Valid driver’s license
- Ability to lift 50+ lbs
- Basic mechanical aptitude preferred
- Trade school enrollment or experience is a plus (not required)
- No experience required — willingness to learn is essential
