Job Title: Maintenance Technician – Property Management
Job Type: Full-Time
Reports To: Property Manager / Maintenance Supervisor
Compensation: $20.00-25.00/hour
Position Summary:
We are seeking a skilled and reliable Maintenance Technician to join our property management team. The Maintenance Technician is responsible for the day-to-day maintenance and repair operations of residential and/or commercial properties, ensuring the safety, functionality, and overall appearance of the property. This position plays a key role in delivering a high standard of living and service to tenants and property owners.
Key Responsibilities:
- Perform routine inspections and preventive maintenance on building systems and common areas.
- Complete work orders in a timely manner for electrical, plumbing, HVAC, carpentry, painting, and appliance repair.
- Respond promptly to emergency maintenance requests, including after-hours calls as needed.
- Maintain exterior grounds and common areas including trash pickup, snow removal, landscaping, and basic custodial tasks.
- Ensure all maintenance operations are conducted according to safety and OSHA standards.
- Assist in unit turnovers, including painting, repairs, cleaning, and appliance installation.
- Maintain accurate records of work performed, time, and materials used.
- Coordinate with vendors and contractors for specialized repairs.
- Communicate effectively with tenants and property management regarding maintenance issues and status.
- Maintain an organized inventory of tools, supplies, and equipment.
Qualifications:
- High school diploma or GED required; technical certification or trade school a plus.
- 2+ years of maintenance experience, preferably in property management or multi-family housing.
- Strong knowledge of general maintenance (electrical, plumbing, HVAC, carpentry, painting).
- Ability to work independently and manage time effectively.
- Strong problem-solving and troubleshooting skills.
- Basic computer skills for work order management systems.
- Valid driver's license and reliable transportation.
- Truck or van required.
- Ability to lift up to 50 lbs and work in varying weather conditions.
Preferred:
- HVAC or EPA Certification
- Bilingual skills (English/Spanish)
- Experience with Appfolio or similar property management software
