Job Description
The Painting Technician / General Maintenance person helps maintain the grounds, facilities, and amenities ensuring all common property is properly maintained in a clean and aesthetically appealing condition. The Painting Technician reports to the Maintenance Supervisor.
Primary Duties and Responsibilities
- Maintain the appearance of all condominium common areas through routine painting and touch-up work.
- Repair damaged drywall, plaster, and wall surfaces using proper spackling, patching, sanding, and finishing techniques.
- Prepare surfaces for painting by cleaning, scraping, sanding, caulking, and priming as needed.
- Paint and touch up walls, ceilings, doors, door frames, baseboards, trim, handrails, and other common area surfaces.
- Repair and refinish damaged baseboards, wood trim, and moldings.
- Patch nail holes, dents, cracks, chips, and other surface imperfections before painting.
- Match existing paint colors and finishes to ensure repairs blend seamlessly with surrounding areas.
- Inspect hallways, stairwells, elevator lobbies, common rooms, garages, and other common elements for cosmetic damage requiring repair.
- Perform routine touch-up painting to maintain a clean, attractive appearance throughout the property.
- Assist with painting projects during renovations and capital improvement projects.
- Protect floors, furniture, fixtures, and adjacent surfaces before beginning work.
- Safely operate ladders, scaffolding, and painting equipment while following all safety procedures.
- Maintain paint supplies, tools, and equipment in a clean and organized manner.
- Keep accurate records of paint colors, materials, and supplies used throughout the property.
- Report water intrusion, drywall damage, mold, or structural concerns observed during repairs to management.
- Maintain a clean and organized work area at all times.
- Work cooperatively with the maintenance staff to complete projects efficiently and minimize disruption to residents.
- Provide courteous and professional service while interacting with residents, contractors, and guests.
- Follow all OceanTree Condominium policies, procedures, and safety guidelines.
- Perform other maintenance-related duties as assigned by the Property Manager or Maintenance Supervisor.
Qualifications
- Demonstrated experience in commercial or residential painting and drywall repair.
- Skilled in drywall finishing, spackling, sanding, texture matching, and paint application.
- Ability to match paint colors and finishes.
- Knowledge of proper surface preparation and painting techniques.
- Ability to safely use ladders, scaffolding, hand tools, and power tools.
- Ability to lift up to 50 pounds and perform work requiring bending, climbing, kneeling, and standing for extended periods.
- Strong attention to detail with pride in producing high-quality workmanship.
- Ability to work independently with minimal supervision while maintaining productivity and professionalism.
Job Type: Full-time
Compensation: Pay is competitive and will be based on the applicant's skills, qualifications, and relevant experience. Starting salary will be determined by the candidate's experience and demonstrated ability to successfully perform the duties of the position.
