Job DescriptionTitle Examiner: Freeport, IllinoisOur customer in Freeport, Illinois is seeking a detail-oriented and analytical individual to join their team as a Title Examiner. We're recruiting for a full-time, 1st shift position. As a Title Examiner, you will be responsible for researching public records, verifying ownership history, identifying title issues, and preparing title reports to support real estate transactions. Responsibilities of the Title Examiner:

  • Conduct public records research through municipal, county, and state sources, including deeds, mortgages, tax assessments, judgments, and probate filings.
  • Trace and verify chain of ownership to confirm legal ownership and identify gaps, discrepancies, or defects in title history.
  • Identify encumbrances affecting properties, including unpaid taxes, mortgages, mechanics' liens, easements, restrictions, and pending legal actions.
  • Abstract and review key documents to prepare detailed preliminary title reports and summaries for underwriters, attorneys, and escrow agents.
  • Identify title defects such as fraudulent transfers, unreleased liens, or ownership discrepancies and assist with determining corrective actions.
  • Maintain accurate documentation and ensure compliance with title examination standards and procedures.

Title Examiner Requirements and Qualifications:

  • High school diploma required; Associate's or Bachelor's degree in Business, Real Estate, Paralegal Studies, or a related field preferred.
  • 1-3 years of title examination, title research, real estate, legal support, or related experience preferred.
  • Strong attention to detail and organizational skills.
  • Proficiency with title research software and public records databases.
  • Strong document analysis and critical thinking abilities.
  • Basic knowledge of real estate law, title insurance concepts, and land mapping systems.
  • Excellent problem-solving skills with a passion for research and investigation.
  • Interest in puzzle-solving, genealogy, history, and property research is beneficial.
  • Strong sense of direction and ability to interpret maps and legal property descriptions.

Pay for Title Examiner: Starting at $19-$22/hour. Title Examiner Benefits:
